The Senior Project Manager will lead the delivery of complex property-related project packages, overseeing multi-disciplinary design, engineering, and construction works. This role is responsible for end-to-end project management—from concept and design coordination through procurement, construction, testing & commissioning, and handover—ensuring delivery in line with the project’s vision, schedule, budget, and quality standards.

The successful candidate will have extensive experience managing large-scale property projects (hospitality, mixed-use, commercial, entertainment, or sports-related developments) and coordinating multiple disciplines and interfaces in a fast-paced, high-profile environment.

Key Responsibilities

1. Project Leadership & Delivery

  • Lead the planning, execution, monitoring, and closing of assigned property project packages.
  • Develop and maintain integrated project plans, including $WBS$, schedules, milestones, and resource plans.
  • Ensure projects are delivered on time, within budget, and to the required quality and safety standards.
  • Establish clear governance structures, reporting frameworks, and decision-making processes.

2. Multi-Disciplinary Coordination

  • Manage and coordinate workstreams across architecture, structural, civil, MEP, infrastructure, and specialist systems.
  • Facilitate regular coordination meetings to resolve design and site issues and ensure cross-disciplinary alignment.
  • Oversee interface management between property assets, infrastructure, utilities, and public realm.

3. Design Management

  • Coordinate with design consultants to ensure design completeness, constructability, and compliance with project standards and regulatory requirements.
  • Manage design reviews, value engineering exercises, and technical submittals.
  • Ensure timely issuance of design deliverables and manage design changes/variations through formal change-control processes.

4. Procurement & Contract Administration

  • Support the development of procurement strategies and packaging plans for consultants, contractors, and suppliers.
  • Work with Commercial/Contracts teams on tendering, evaluation, and award of contracts.
  • Administer contracts, including monitoring performance, managing variations, claims, and ensuring contractual obligations are met.

5. Construction Management

  • Oversee construction works across multiple simultaneous packages, ensuring alignment with project requirements.
  • Monitor site progress, productivity, and sequencing, and coordinate with contractors to mitigate delays and risks.
  • Ensure compliance with safety regulations and environmental requirements.

6. Stakeholder Management

  • Act as a primary point of contact for internal and external stakeholders for assigned packages.
  • Coordinate with internal departments (Development, Operations, Design, Commercial, Finance, Legal, etc.) and external authorities/utilities.
  • Prepare and deliver clear, concise progress reports, presentations, and dashboards to senior management.

7. Risk, Quality & Compliance

  • Develop and maintain project risk registers, proactively identifying and mitigating risks and issues.
  • Implement and maintain quality assurance and quality control processes for design and construction.
  • Ensure adherence to local regulations, international best practices, and project policies and standards.

8. Handover & Operational Readiness

  • Plan and manage testing, commissioning, snagging, and handover activities for property assets.
  • Coordinate documentation, as-built drawings, manuals, and training for operations teams.
  • Support operational readiness and initial occupancy, ensuring that completed assets meet user and operator requirements.

Qualifications & Experience

  • Bachelor’s degree in Civil Engineering, Construction Management, Architecture, or a related discipline; a Master’s degree is an advantage.
  • 15 years of progressive experience in project management of property-related developments (e.g., mixed-use, hospitality, retail, entertainment, or sports facilities).
  • Proven track record delivering large, complex, multi-disciplinary projects from concept to completion.
  • Experience on high-profile, international or regional mega-projects is highly desirable.
  • Professional certifications such as PMP, Prince2, or equivalent are preferred.

Skills & Competencies

  • Strong project management skills, including planning, scheduling, budgeting, and reporting.
  • Demonstrated ability to manage multi-disciplinary teams and complex stakeholder interfaces.
  • Excellent understanding of construction methodologies, building services, and the property development lifecycle.
  • Strong commercial acumen and familiarity with standard forms of contracts and claims management.
  • Exceptional communication, negotiation, and presentation skills.
  • High level of organization, analytical thinking, and problem-solving capability.
  • Ability to work in a fast-paced, evolving environment and manage multiple packages concurrently.
