Job Description

The Senior Operations Manager of Janitorial Services is responsible for leading, developing, and optimizing large‑scale janitorial and facilities cleaning operations to ensure exceptional service delivery, regulatory compliance, workforce performance, and customer satisfaction. This role oversees frontline janitorial teams, drives operational strategy, and partners cross‑functionally with Safety, HR, Training, and Client Operations to maintain consistent, high‑quality cleaning standards across assigned sites.

Pay: Up to $55,000.00/yr DOE

The pay listed represents the applicable pay range for this position. A specific offer will vary based on the applicant’s experience, skills, abilities, geographic location, and alignment with market data.

401(k) – You become eligible to make personal contributions beginning the first of the month following 30 days of employment. You become eligible for the ABM match beginning the first of the month following six months of employment. ABM matches your pre‑tax and/or Roth contributions, dollar for dollar, for the first 3%. For the next 2%, ABM contributes $0.50 for each dollar you contribute. Your contributions and match are immediately vested.

  • Oversee day‑to‑day janitorial operations, ensuring all client sites are properly staffed, supplied, and serviced.
  • Lead a team of Operations Managers, Supervisors, and frontline Janitorial staff with a focus on operational excellence and accountability.
  • Monitor and analyze operational KPIs (cleaning quality scores, inspections, attendance, safety metrics) and implement continuous improvement strategies.
  • Manage operational challenges such as staffing shortages, service recovery, and urgent client requests.

People Management & Development

  • Provide leadership, coaching, and performance management for management teams and frontline associates.
  • Partner with Training to support onboarding, safety training, equipment usage, and skills development.
  • Foster a safety‑first, service‑driven culture aligned with ABM values and client expectations.

Customer Experience & Service Quality

  • Ensure consistent delivery of janitorial services per contract specifications and service level agreements (SLAs).
  • Conduct quality assurance audits, site walks, and client reviews.
  • Address customer feedback, implement corrective action plans, and drive client satisfaction and retention.

Compliance, Safety & Regulatory Oversight

  • Ensure compliance with OSHA standards, environmental regulations, company policies, and client safety requirements.
  • Conduct safety audits, inspections, and risk assessments.
  • Support incident investigations, corrective actions, and ongoing safety improvement initiatives.

Cross‑Functional Collaboration

  • Partner closely with HR, Safety, Procurement, and Finance to ensure operational effectiveness.
  • Support operational readiness for new client launches, scope expansions, and facility transitions.
  • Manage relationships with union representatives (if applicable), subcontractors, and vendors.

Budget & Resource Management

  • Develop and manage budgets, labor plans, scheduling models, and supply utilization.
  • Identify cost‑saving and efficiency improvements without compromising quality or safety.
  • Monitor labor productivity, overtime, and material usage.

Required

  • Must have a valid State‑issued driver’s license.
  • High school diploma or equivalent (GED).
  • 3 -5+ years of experience in janitorial, facilities management, or large‑scale service operations.
  • 3+ years of leadership experience managing large, geographically dispersed teams.
  • Strong knowledge of OSHA regulations, safety practices, and janitorial operations.
  • Excellent leadership, communication, problem‑solving, and decision‑making skills.

Preferred

  • Multi‑site or regional facilities management experience.
  • Experience managing unionized workforces.
  • Client‑facing operations and contract management experience.
  • Associate’s or Bachelor’s degree, or relevant management certifications.
