Job Description

The Role
Reporting to the VP Real Estate and Construction, the Senior Manager, Real Estate and Leasing role will be responsible for managing and leading VetStrategy’s Real Estate and Leasing department. Oversee lease renewals and lease negotiations for acquisitions, existing and new locations, providing real estate and lease related market trends, analysis and assessments. Managing VetStrategy’s lease administration portfolio, including rent roll, property tax, rent and related invoicing and lease related documentation.

Responsibilities
• Lead and manage direct report within the Real Estate team.
• Oversee VetStrategy national Real Estate portfolio of leasehold and freehold properties.
• Identify new target markets for clinics through greenfield sites, acquisitions and relocations.
• Report on market trends, obtain relevant information and conduct market assessment analysis on territories considered strategic to the business.
• Oversee lease renewal portfolio, identify expiry and term options in advanced to develop real estate pipeline.
• Draft, review and negotiate real estate and lease related documentation (offers, leases, subleases, assignments, parking agreements, land leases, APS's, estoppels, amending agreements, etc.)
• Support with the disposition and acquisition of VetStrategy properties.
• Manage and oversee the Company’s lease management software for VetStrategy.
• Oversee and manage all Real Estate related property tax, rent reconciliations, rent roll, Landlord invoice approvals and lease audits for VetStrategy’s portfolio.
• Prepare and present Real Estate proposal decks to VetStrategy Capital Committee for approval.
• Prepare formalized documentation for all approved negotiated deals and renewals.
• Manage external lease auditors / tax appeal consultants to ensure compliance and cost saving opportunities.
• Collaborate with external partners including vendors and landlords in order to build and maintain strong relationships and compliance.
• Work in partnership with the Construction and Facilities teams to ensure coordination and completion of Capital Projects.
• Support Capital Business case development in collaboration with other key stakeholders.
• Main point of contact for internal and external partners regarding all Real Estate related matters and queries.

Background, Experience and Qualifications
• Minimum of 8-10 years of experience in a similar role, preferably in Medical / Commercial and Retail Real Estate.
• Experience managing National Lease portfolios, including process and administration.
• Strong lease accounting and financial acumen.
• Experience implementing process and procedural improvements.
• Excellent negotiation, analytical and judgement skills.
• History of managing and collaborating with high performing teams.
• High organization skills with the ability to manage several different initiatives.
• Strong customer service background.
• Must be able to work in a dynamic fast past environment.
• Proficiency with MS Excel, Word, PowerPoint Outlook, and Project.
• Fluency in French (oral and written) would be considered an asset.
• Comfortable being in a pet friendly environment when working at Home Office and clinics.
