The Senior Maintenance Manager is responsible for the overall upkeep, operational integrity, and safety compliance of all physical assets across our Caribbean properties. This role leads a multi-site maintenance team, ensures all facilities meet the highest hospitality and safety standards, and proactively manages preventive maintenance programs to minimize downtime and protect the guest experience.
KEY RESPONSIBILITIES
Facilities & Operations Management
• Oversee day-to-day maintenance operations across all resort locations, including waterpark infrastructure, F&B outlets, retail spaces, and entertainment venues.
• Develop, implement, and manage a comprehensive preventive maintenance (PM) program for all mechanical, electrical, plumbing, HVAC, and structural systems.
• Conduct regular property inspections to identify deficiencies and ensure prompt resolution.
• Manage capital improvement projects from planning through completion, coordinating with vendors, contractors, and leadership.
Team Leadership
• Recruit, train, mentor, and manage a team of maintenance technicians and supervisors across multiple properties.
• Set performance standards, conduct evaluations, and foster a culture of accountability and continuous improvement.
• Schedule and coordinate maintenance staff to ensure 24/7 operational coverage.
Safety, Compliance & Standards
• Ensure all properties comply with local health and safety regulations, fire codes, and international hospitality standards.
• Lead emergency maintenance response protocols and coordinate with relevant authorities when required.
• Maintain accurate records of maintenance activities, permits, inspections, and certifications.
Vendor & Budget Management
• Source, negotiate, and manage contracts with third-party vendors, contractors, and service providers.
• Prepare and manage the annual maintenance budget, tracking spend and identifying cost-saving opportunities.
• Evaluate and recommend equipment purchases and technology upgrades to improve efficiency.
Guest Experience Support
• Collaborate closely with Operations, Food & Beverage, and Entertainment teams to minimize disruption to the guest experience.
• Respond to guest-impacting maintenance issues with urgency and professionalism.
QUALIFICATIONS & REQUIREMENTS
Education & Experience
• Bachelor's degree in Facilities Management, Engineering, or a related field (or equivalent practical experience).
• Minimum 7 years of maintenance management experience, with at least 3 years in a senior or multi-site role.
• Prior experience in hospitality, resort, theme park, or large-scale entertainment environments strongly preferred.
• Proven track record managing maintenance budgets of $1M or more.
Technical Skills
• Deep knowledge of HVAC, electrical, plumbing, pool/waterpark systems, and structural maintenance.
• Experience with Computerized Maintenance Management Systems (CMMS).
• Proficiency in reading and interpreting technical drawings, schematics, and blueprints.
• Familiarity with Caribbean building codes, environmental regulations, and island logistics is a plus.
