The Senior Homebuilder Relationship Manager is responsible for creating and managing Homebuilder relationships for a given market area. The position cultivates customer relationships, makes sales calls and visits to residential Homebuilder customers and prospects to customize solutions to primarily meet Homebuilder loan, deposit and mortgage needs. The Senior Homebuilder Relationship Manager oversees and manages their direct portfolio of loans, so that it maintains a quality satisfying Bank Loan Policy and Guidelines. This position is responsible for attainment of deposit and loan growth objectives, applies expertise within the residential construction industry, and customer portfolio management and growth. The Senior Homebuilder Relationship Manager will ensure new client acquisitions, timely line renewals, and minimize financial statement, document, and collateral exceptions with the help of the assigned Homebuilder Banking Specialists. Performs other projects and duties as assigned.


Essential Functions, Duties, and Responsibilities:
· Identifies business development opportunities and makes sales calls to existing clients and prospects.
· Identifies networking opportunities and represents the Bank in business development efforts at community and industry functions.
· Services a portfolio of homebuilder clients, cultivates customer relationships and acts as banking consultant to understand client needs, customize solutions and provide consultative expertise.
· Develops and executes business development program by applying knowledge of construction industry business cycles, building techniques, economic conditions and unique market risks and demands.
· Visits clients and prospects to assess business viability, inventory and progress.
· Monitors and evaluates each borrower’s direct and indirect sold, unsold and speculative inventory levels within established lines of credit.
· Maintains the quality, profitability and growth of products through appropriate pricing and fees.
· Applies need-based sales techniques and residential construction industry expertise to attract, expand and retain customer relationships by identifying products and services to enhance the customer relationship with the bank.
· Identifies deposit opportunities with emphasis on acquisition of low cost deposits meeting bank objectives; connects and refers clients to appropriate contacts and collaborates to maintain and service a deposit portfolio.
· Cultivates relationships to attract, expand and retain mortgage business connecting clients to appropriate Bank partners.
· Maintains and services a portfolio of $20MM to $50MM and more in annual loan production which meets margin, credit quality and revenue objectives.
· Structures loan and deposit opportunities that optimize credit quality and profitability.
· Provides consultative expertise to residential construction organizations regarding banking products and services.
· Thoroughly collects and analyzes customer and prospect financials and other relevant data to assess viability, determine actual cash flow and perform ongoing credit grade determinations within policy guidelines. Recognizes possible loan problems early so as to avoid losses.
· Facilitates loan approval processes; prepares and delivers documents and presentations for the Officer Loan Committee for loan approval.
· Oversees ongoing quality control for a portfolio by executing proper documentation, compliance and collection efforts.
· Maintains knowledge of banking products, programs, services and promotions.
· Responsible for obtainment of goals as established management. Ensures compliance with internal controls, operational procedures and risk management policies.
· Develops partnerships and collaborates with other markets and lines of business to attain mutual goals and better serve customers.
· Works to understand the different market segments in the market areas being covered.
· Creates and maintains an active prospect list of known quality builders.
· Practices ethical sales behaviors in accordance with Ameris’ core values of Integrity and Honesty; always acts in the best interest of the customer when offering additional products and services.


Required Knowledge, Skills and Competencies:
· Able to properly execute and service the more complex loan types and requests, including development loans.
· Understands homebuilder financial statements of more complex borrowers.
· Knowledgeable of residential construction techniques and able to read house plans and specifications.
· Able to understand third party market data to help in analysis of loan underwriting.
· Ability to identify prospects, develop and execute consultative, value-added sales techniques and strategies.
· Driven to meet and exceed established targets.
· Strong verbal and written communication skills.
· Specialized knowledge of construction industry business cycles, unique demands, building techniques, lending and banking requirements.
· Ability to negotiate, drive consensus, maintain collaborative relationships, manage and resolve conflict.
· Ability to plan, schedule and organize a professional schedule to achieve strategic goals within or ahead of established time frames.
· Ability to research, analyze, identify viable options, draw sound conclusions, and present findings.
· Ability to provide a high level of interactive service to others, building relationships and addressing identified needs.
· Intermediate computer proficiency.
· Intermediate proficiency with Microsoft Office Suite products.
· Knowledge of banking compliance policies and procedures.
· Knowledge of financial analysis and commercial credit principles.
· Knowledge of relevant geographic market.


Industry and Work Experience:
· 10 or more years of lending experience to the residential construction industry or related field required.
· Related work experience in the construction/builder industry is preferred.


Academic:
· Bachelor’s degree in finance or related field or or equivalent education and related training or experience required.
