Senior Facilities Maintenance Technician

A Senior Facilities Maintenance Technician is responsible for the operation, maintenance, diagnosis, and repair of both the facility's infrastructure and its manufacturing equipment. This role ensures that HVAC, plumbing, electrical, and general building systems run safely and efficiently, while also performing preventative maintenance and troubleshooting on advanced production machinery (including CNC machinery, welding equipment, and material handling/painting systems). The ideal candidate is a self-driven professional capable of driving continuous improvements, utilizing a Computerized Maintenance Management System (CMMS), and coordinating with external contractors. Strong mechanical and electrical aptitude, attention to detail, and the ability to work independently or lead within a team environment are essential for this role.

Essential Responsibilities

• Facility and Building Maintenance: Performs routine tasks including carpentry, lighting repairs, small plumbing fixes, sheetrock, and painting for office make-ready.
• Equipment Diagnostics and Repair: Diagnoses, troubleshoots, and repairs manufacturing and fabrication equipment, including CNC Laser Cutting, CNC Turret Punch Press, Robotic Welding, Automated Material Handling, and Automated Powder Coat Painting equipment.
• System Maintenance: Maintains, troubleshoots, and replaces control devices, hydraulic equipment, pneumatic systems, and electrical circuits.
• Technical Documentation: Reads and interprets assembly drawings, electrical and mechanical schematics, and equipment layouts to source parts and execute repairs.
• CMMS Tracking: Utilizes the Computerized Maintenance Management System (CMMS) to look up parts, track work orders, and maintain precise repair records.
• Safety and Compliance: Adheres strictly to all plant safety, environmental guidelines, policies, and procedures while working around traffic, heights, electricity, and heavy machinery.
• Collaboration and Mentorship: Assists crew members, works cross-functionally with other job groups, and helps mentor or assist other maintenance technicians.

Minimum Qualifications

• High School Diploma or GED; Associate degree in Electrical Technology preferred.
• Minimum of 4 years of experience in an industrial maintenance or facilities maintenance role.
• Proven experience in industrial equipment installation, troubleshooting, and repair.

Skills, Abilities and Other Requirements

• Electrical Aptitude: Ability to troubleshoot and repair low voltage (12v DC) to high voltage (480v AC 3-Phase) electrical systems, and perform new electrical installations for industrial machinery.
• Mechanical and Shop Equipment: Strong mechanical aptitude with the ability to safely operate shop equipment, hand/power tools, forklifts, scissor lifts, and industrial machines.
• Computer and Software Literacy: Proficient with basic computer skills (Microsoft Office Suite) and CMMS platforms for record-keeping and machine troubleshooting.
• Communication: Fluent in English with effective written and verbal communication skills.
• Decision Making: Strong mathematical ability and the capacity to visually and mentally make priority decisions and independent judgment calls based on the situation at hand.
• Work Ethic: Self-driven, willing to learn and perform with minimal direction, and capable of driving organizational change.
• Availability: Flexible work hours. May include longer shifts and occasional weekends. Requires working independently and in a team environment.

Working and Environmental Conditions

• Working Conditions: Safety-sensitive position within a temperature-controlled warehouse, manufacturing plant, or industrial environment; occasional outside activities are required with exposure to hot and cold weather climate conditions.
• Heights and Equipment: Ability to work from all types of ladders and elevated structures up to 20 feet in the air using proper lift equipment, harnesses, and Fall Protection Equipment.
• PPE Requirements: Required to wear personal protective equipment (PPE) including safety shoes, hard hats, bump caps, safety glasses, hearing protection, and respirators when required.
• Physical Requirements:
  • Maintaining body equilibrium and agility to prevent falling when walking, standing, crouching, ascending or descending stairs or step ladders.
  • Bending the body at the waist, the legs at the knees, and extending arms and hands in any direction in a repetitive manner.
  • Continuous standing and walking for long periods of time, up to an entire shift.
  • Frequent use of upper extremities, manual dexterity, working with both arms above shoulders, and using both arms at full length.
  • Ability to bend and lift heavy materials up to 60+ lbs. repeatedly throughout a single workday.
  • Typing, punching, or applying pressure to an object with fingers and palms.
• Sensory Requirements: Ability to work and concentrate in a noisy environment; specific vision abilities required include close/distance vision, color perception, peripheral vision, depth perception, hand-eye coordination, and the ability to adjust focus.
