The role:

We're seeking an experienced Senior Estimator for FM Hard Services to join our team and provide hands-on pricing and estimating support across Australia. This is a technical role for someone who can build accurate, defensible pricing models from first principles and bring deep expertise in hard services estimating to our bid, pricing, and account teams.

You will work closely with the Senior Manager, FM Hard Services Pricing & Commercials to produce competitive, sustainable pricing across commercial, industrial, and critical-environment portfolios — covering mechanical, electrical, plumbing (MEP), fire services, vertical transportation, and critical infrastructure.

The successful candidate will be based in either Melbourne or Sydney with ability to attend the office in the CBD at least three days a week.

Key Responsibilities:

  • Build detailed bottom-up pricing models for FM hard services from building type, GFA/sqm, asset registers, and plant condition data, covering mechanical (HVAC, chillers, AHUs, CRAC/CRAH, BMS), electrical (switchboards, UPS, generators, lighting), plumbing, fire services, and vertical transportation
  • Model complete vendor cost structures including labour, on-costs, parts, subcontractor rates, specialist testing, vehicles, tooling, insurance, and overheads to arrive at fully-loaded cost positions and competitive bid prices
  • Translate client briefs and asset surveys into optimised maintenance specifications aligned to budget and compliance obligations, identifying scope inefficiencies, over-specification, or underpriced risk within incumbent arrangements
  • Provide real-time estimating support during tender preparation, clarification periods, and BAFO stages, working alongside bid managers and account teams across APAC to stress-test competitor-informed price positions
  • Produce sensitivity analyses, lifecycle costing, and Total Cost of Ownership (TCO) modelling — including payback and NPV analysis — to support capital replacement versus reactive maintenance decisions
  • Validate subcontractor and specialist trade pricing against independently benchmarked market rates, distinguishing statutory/critical assets from non-critical assets where alternative maintenance strategies may be viable
  • Maintain a live repository of FM hard services pricing benchmarks, maintenance-hour standards, and vendor/trade rate cards across Australian markets (NSW, VIC, QLD, WA, SA, ACT)
  • Support contract variations, asset replacement business cases, CPI/wage escalation calculations, and track movements in Award wages, Enterprise Agreement rates, and industry cost drivers

What You’ll Bring:

  • 5–7 years of direct, hands-on experience in FM hard services estimating, pricing, or commercial support with strong working knowledge of MEP (mechanical, electrical, plumbing) trade services across commercial, retail, industrial, healthcare, education, and critical environments
  • Practical knowledge of critical infrastructure systems — UPS, standby generators, CRAC/CRAH units, switchboards, BMS — including maintenance regimes, redundancy configurations (N+1), and failure risk profiles
  • Demonstrated ability to build accurate, defensible bottom-up pricing models from asset data and building type alone, without reliance on incumbent data
  • Familiarity with Australian (and ideally broader APAC) FM productivity standards, Award wage and licensed-trade rate structures, labour on-cost frameworks, and vendor overhead structures
  • Experience distinguishing Comprehensive AMC (CAMC) from non-comprehensive AMC/PPM-only contract structures, and articulating the cost and risk trade-offs to stakeholders
  • Advanced MS Excel skills with ability to build and maintain complex, auditable pricing models, plus exposure to bid management processes, BAFO negotiations, and contract commercials in outsourced FM environments
  • Confident and clear in supporting client-facing conversations on pricing, with a collaborative style and ability to work across bid, operational, and procurement functions simultaneously in fast-paced, deadline-driven environments
  • Willingness to raise concerns and provide honest commercial input – including flagging compliance or safety risk in proposed cost-saving measures
