Job Description

The Senior Director – Central DMO is responsible for establishing, leading, and optimizing centralized development management functions across the organization’s portfolio. This role ensures consistency, efficiency, governance, and excellence in the planning and execution of development projects, from concept through delivery. The position plays a critical leadership role in aligning project execution with strategic objectives, operational standards, and financial targets

Key Responsibilities

1. Strategic Leadership

  • Establish and lead the Central Development Management Office, defining its vision, structure, and operating model.
  • Align development management strategies with corporate goals and long-term business plans.
  • Drive standardization of processes, tools, and methodologies across all development projects.
  • Act as a key advisor to executive leadership on development performance and risks.

2. Governance & Oversight

  • Implement governance frameworks to ensure projects are delivered on time, within budget, and to required quality standards.
  • Oversee project controls including scheduling, cost management, risk management, and reporting.
  • Ensure compliance with internal policies, regulatory requirements, and industry best practices.
  • Lead stage-gate review processes and investment committee inputs.

3. Portfolio & Program Management

  • Monitor and manage a portfolio of development projects across multiple asset classes.
  • Prioritize initiatives based on strategic importance, resource allocation, and ROI.
  • Identify and mitigate risks at portfolio and program levels.
  • Ensure effective coordination between projects to maximize efficiencies.

4. Process Excellence & Continuous Improvement

  • Develop and implement standardized development management frameworks, templates, and KPIs.
  • Drive digital transformation initiatives (PMIS, dashboards, reporting tools).
  • Benchmark performance against industry standards and introduce best practices.
  • Lead lessons-learned programs and continuous improvement initiatives.

5. Stakeholder Management

  • Collaborate with internal departments including design, finance, procurement, legal, and operations.
  • Interface with external stakeholders such as consultants, contractors, and government authorities.
  • Ensure transparent communication and reporting to senior leadership and board-level stakeholders.

6. Team Leadership

  • Build, lead, and mentor a high-performing team within the CDMO.
  • Define roles, responsibilities, and performance metrics for team members.
  • Foster a culture of accountability, collaboration, and excellence.
  • Drive talent development, succession planning, and capability building.

Requirements

Qualifications & Experience

  • Bachelor’s degree in Engineering, Architecture, Construction Management, or related field (Master’s preferred).
  • 20+ years of experience in real estate development, construction, or project management.
  • Proven track record in leading large-scale, complex development portfolios.
  • Experience in establishing or managing PMOs/CDMOs or similar centralized functions.
  • Strong understanding of project management methodologies (e.g., PMP, PRINCE2 preferred).
