Classification: Full-time
Hours: 6:30 AM - 3:30 PM (Sunday - Thursday)
Pay Rate: Range starts at $24.79/hour

Summary:
The Senior Building Systems Technician performs advanced maintenance, troubleshooting, and repair of building systems across Omaha’s Henry Doorly Zoo & Aquarium. This role works with limited supervision and supports reliable operation of HVAC, electrical, plumbing, life safety, elevator, and emergency power systems in public facilities, animal areas, and support buildings. This position reports to the Manager of Building Engineering.

Duties and Responsibilities (include but not limited to):
- Troubleshoot, maintain, and repair building systems including HVAC, electrical, plumbing, elevator, life safety, building automation, and emergency power systems.
- Inspect, maintain, and repair HVAC and refrigeration equipment including chillers, cooling towers, boilers, rooftop units, air handlers, pumps, and motors.
- Utilize BMS to monitor, optimize and troubleshoot HVAC, electrical, and other critical systems.
- Perform scheduled preventive maintenance and daily system inspections.
- Respond to work orders and emergency maintenance situations.
- Assist with building engineering projects and system improvements.
- Escort and coordinate with outside contractors and vendors.
- Accurately document work using the CMMS.
- Follow all safety regulations, building codes, and zoo policies.
- Perform other related duties as assigned.
Required Knowledge and Skills:
- Strong knowledge of building systems (HVAC, refrigeration, electrical, plumbing, mechanical).
- Ability to read and interpret blueprints, wiring schematics, and control sequences.
- Technical understanding of both high and low voltage electrical systems and ability to use diagnostic tools for troubleshooting of equipment.
- Ability to work independently and as part of a team.
- Proficient computer skills; ability to use CMMS, Microsoft Office, and BAS/BMS.
- Effective communication skills.

Qualifications:
- High school diploma or GED required.
- Valid driver’s license.
- Availability for weekends, holidays, overtime, and emergency response.
- 1 year of mechanical/HVAC experience in an industrial or commercial environment.
- EPA Section 608 certification.
- OSHA 10-hour certification or ability to acquire within 6 months of hire.
Offered candidates are required to pass a pre-employment background check, drug screening, and possess a valid driver’s license.
Working Conditions and Physical Effort:
- Ability to lift and carry up to 75 pounds.
- Frequent standing, walking, bending, stooping, kneeling, and climbing.
- Ability to traverse zoo grounds on foot.
- Exposure to mechanical equipment, chemicals, noise, dust, animal dander, and varying weather conditions.
