The Senior Building Operator leads the planning, execution and monitoring of facilities operations and maintenance (O&M) programs. Reporting to the Facilities Maintenance Supervisor, this role coordinates technical inspections, the execution of scheduled maintenance and repair programs and the collection of data to integrate into an asset management system. The role also leads the coordination of replies to the ServiceNow Ticket system, assuring proper prioritization and distribution of tasks.
The role will be in charge of the successful operation of critical building systems such as heating, ventilation and air conditioning (HVAC), electrical distribution, generators, cisterns, fire protection, electronic doors, elevators, lighting and signage among others. The position must ensure that all work efforts comply with the appropriate building codes and regulations. The role will also be responsible for maintenance of parking areas, landscaped areas, and other associated facility equipment and systems. This position will support tenant services, capital, leasehold functions, emergency work and other Facilities activities, when and where required.
Carry out the day-to-day execution of operations and maintenance programs to ensure uninterrupted tenant operations and that asset integrity is maintained.
Oversee general performance of building operators, assistant operations, internal technical trades and vendors.
Develop and plan for routine and planned maintenances, while following the preventative maintenance schedules.
Support non-routine and emergency work activities.
Perform and/or coordinate inspections, audits, maintenance and repairs to the air movement and heating systems including air conditioners, radiators, pumps, exhaust fans and fire suppression systems.
Ensure that repairs and replacement of plumbing fixtures, pipes, motors and pumps are performed as require.
Coordinate the evaluation for replacement of all belts on electric motors and compressors, ensure standby-by equipment is operational.
Audit general building maintenance and Preventative Maintenance execution as required. Maintain daily equipment and meter reading logs where required. Ensure that Building Operators monitor of the Building Management System within defined zones.
Oversee detailed inspections to ensure that scheduled and periodic maintenance of building, equipment, and external areas have been completed by the building operators as assign.
Ensure to safety policies/procedures and operate equipment, systems, and tools in a safe, efficient manner always under OSHA’s standards.
Address concerns with contractors when requested by supervisor. Ensures updates to CAD or PDF mechanical, electrical, structural, furniture, or architectural drawings are submitted in real time.
Liaise with Capital, Design, and Tenant Services teams to ensure turnover of O&M manuals, warranties or other supporting documentation
Ensures parts or equipment data is uploaded into asset management system to setup preventative maintenance schedules
Coordinate and communicate with building occupants affected by project work.
Verify work completion to ensure compliance with the scope of work and all applicable standards.
Prepare data, forms, reports, policies, and procedures related to position where required.
Evaluate quotes and coordinate procurements
Assist with security issues
Coordinate major storm restoration work and associated drills as assigned.
Perform other duties as assigned.
Follow all policies and procedures.

Required Education and Experience
High School diploma or equivalent
5-7 years of progressive facilities experience
Preferred Education and Experience
Bachelor’s degree on Management, Engineering, or other discipline
Licenses/Certifications
Required Licenses/Certifications
Must present Driver's Registration Certificate. Class 3 will be accepted.
Preferred Licenses/Certifications
Master Electrician and/or HVAC license is preferred
Certification for the following disciplines is preferred: Occupational Health and Safety, Hazard Communication, OSHA trainings, Standard First Aid CPR, Fall Protection. Will provide training as necessary.
Project Management Certificate preferred.
Facilities Management certificate or designations.
Certified or able to become a Scissor Lift Operator.
