Job Description

The Senior Building Controls Programmer plays a key role in delivering building automation solutions for new construction, retrofit, and service projects. This position is responsible for designing, programming, configuring, integrating, and supporting Building Automation Systems (BAS) that optimize building performance, occupant comfort, and energy efficiency.

Working collaboratively with Project Managers, Controls Engineers, Field Technicians, IT stakeholders, and clients, the Senior Building Controls Programmer ensures control systems are designed, commissioned, tested, and transitioned into operation while maintaining Modern Niagara Building Services high standards for quality and customer satisfaction.

This role combines office, and on-site work and requires travel to project sites.

Key Responsibilities

  • Design, develop, configure, and support software for Building Automation Systems (BAS).
  • Develop control logic, graphics, alarming, trending, scheduling, and system databases using the Tridium Niagara Framework.
  • Design and implement integrations between BAS platforms, HVAC equipment, energy management systems, and third-party systems using industry-standard protocols.
  • Participate in system architecture discussions, design reviews, and implementation planning.
  • Lead software commissioning activities, startup support, functional testing, and system validation.
  • Troubleshoot complex programming, sequence of operation, integration, and network issues during commissioning and post-handover support.
  • Collaborate closely with Project Managers, Controls Engineers, electricians, mechanical contractors, IT personnel, and clients throughout project execution.
  • Prepare and maintain technical documentation including programming standards, network architecture, system configurations, graphics, and as-built documentation.
  • Support customer training and provide technical assistance during project turnover.
  • Mentor junior programmers and contribute to the development of internal programming standards, documentation, and continuous improvement initiatives.
  • Manage multiple projects while meeting established schedules and project milestones.
  • Provide ongoing technical support for existing BAS installations as required.

Required Qualifications

  • Diploma or Degree in Automation Engineering Technology, Computer Engineering, Software Engineering, Electrical Engineering, or a related technical discipline.
  • Minimum five years of experience programming or integrating Building Automation Systems.
  • Demonstrated experience with the Tridium Niagara Framework (Niagara N4).
  • Strong understanding of HVAC systems including:
  • Air Handling Units (AHUs)
  • Boilers
  • Chillers
  • Heat Pumps
  • Heat Exchangers
  • Variable Air Volume (VAV) systems
  • Hydronic systems
  • Strong troubleshooting and analytical skills.
  • Experience working in commercial, institutional, healthcare, or industrial environments.
  • Ability to interpret mechanical drawings, control schematics, sequences of operation, and network architecture.
  • Excellent communication and interpersonal skills.
  • Ability to manage multiple priorities in a fast-paced, project-driven environment.
  • Valid driver's license and willingness to travel to project sites.

Preferred Qualifications

  • Niagara N4 Certification.
  • Experience with Distech Controls and GFX programming.
  • Knowledge of BACnet, Modbus, MQTT, and other building automation communication protocols.
  • Knowledge of IP networking, managed switches, VLANs, routing, and cybersecurity fundamentals for Operational Technology (OT) environments.
  • Experience with scripting or programming languages such as Python, JavaScript, C#, or SQL.
  • Experience integrating third-party systems including lighting controls, power monitoring, metering, and access control.

This is a new position. Expected annual compensation; $90,000 - $110,000.
