Principal Accountabilities:

• Support Managing Principals/Heads of Business of the PERE business in the origination and execution of investment mandates in the APAC real estate sector across multi-jurisdiction.
• Have strong underwriting competencies to perform extensive financial modelling, valuation, sensitivity analyses and other financial analyses in preparation of formal approval papers.
• Conduct and coordinate transactional due diligence working in collaboration with internal teams and external service professionals.
• Provide general support across deal execution activities as part of integrated transaction team for Fund pitches to internal and external clients in marketing workstreams.
• Working in collaboration with respective Asset Management teams across APAC region in delivering strategic objectives, business plans and target returns.
• Support ongoing management of the current portfolio, including asset-level performance monitoring (NOI, occupancy, capex), variance analysis vs. business plan, and identification of value-enhancement initiatives.
• Support leasing management activities across the portfolio, including leasing strategy, rent, review of key lease terms, and coordination with leasing agents/property managers to drive renewals and new lettings.
• Create and maintain proprietary databases.
• Collaborate with the Head of Real Estate (HK) and colleagues to support the development of financial models to underpin acquisitions or divestments.
• Partner with Asset Management colleagues to support execution of portfolio business plans, including performance tracking, capex initiatives, and value-creation workstreams.
• Work closely with leasing teams/agents and property managers to support leasing strategy, renewals and new lettings, and to help resolve leasing-related issues efficiently.
• Devise and comply with the Investment Team Desk Procedures Manual.
• Adapt and evolve existing processes as required by business, regulatory and operational needs.

Knowledge & Experience / Qualifications

• Relevant real estate investment and real estate management experience, including demonstrated experience in asset management and leasing management.
• Strong financial analysis and advanced spreadsheet modelling skills including demonstrated ability to build and work with financial models for real estate transactions.
• Excellent communication and analytical skills.
• Familiar with real estate asset and company valuation, financing, investment holding and tax structuring and various pro forma analyses.
• Able to support or lead project execution for investment mandates including due diligence, documentation and coordination with clients, service providers and professional parties.
• Able to support or lead the preparation of marketing materials such as pitch books, presentations, proposals and other materials for clients and investors.
• Familiar with transaction structuring and various execution processes including deal acquisition and disposal as well as equity fundraising.
• Excellent presentation skills.
• Strong personal character traits.
• Tertiary Educated with Degree(s) in a relevant discipline.
