JOB SUMMARY

The Senior AC Technician is responsible for the safe, efficient, and reliable operation, maintenance, troubleshooting, and repair of all air-conditioning, ventilation, and refrigeration systems throughout the resort. The position is responsible for carrying out preventive and corrective maintenance, responding promptly to guest and operational requests, monitoring HVAC equipment performance, and ensuring all systems operate in accordance with manufacturer recommendations, resort standards, health and safety requirements, and energy conservation objectives. The Senior AC Technician works closely with the Engineering Supervisor, Engineering team, other resort departments, contractors, and service representatives to maintain a high standard of guest comfort and operational reliability.

CANDIDATE PROFILE

Experience

• Minimum 3 years hotel of related work experience.

Skills and Knowledge

• Ability to Read and follow blueprints / schematics
• Ability to assemble, install, test and troubleshoot HVAC equipment
• Good understanding of HVAC Code (both local and ASHRAE)
• Demonstrated knowledge of HVAC Tools and Instrumentation
• Knowledge of Lock/Tag Out Protocol, OSHA and other HVAC safety procedure
• Understanding of maintenance inventory and requisition of parts and supplies as needed.
• Ability to verbally communicate effectively with guests and co-workers.

Education or Certification

• Minimum Technical, Trade or Vocational Certificate/Diploma or equivalent
• Operate, inspect, maintain, troubleshoot, and repair HVAC and refrigeration systems throughout the resort.
• Carry out preventive maintenance on air-conditioning units, AHUs, FCUs, package units, split units, exhaust and fresh-air systems, refrigerators, and associated equipment.
• Conduct regular inspections and operational rounds of HVAC equipment and record equipment conditions.
• Monitor temperature, pressure, refrigerant levels, electrical controls, motors, compressors, fans, filters, belts, bearings, and other HVAC components.
• Diagnose faults and carry out appropriate repairs to restore equipment to safe and efficient operating conditions.
• Perform refrigerant recovery, evacuation, leak testing, charging, and related activities using the correct procedures and approved refrigerants.
• Maintain accurate records of refrigerant use and ensure applicable environmental and regulatory requirements are followed.
• Carry out minor repairs and modifications to AHUs, ventilation systems, fixed fans, ductwork, and related equipment.
• Fabricate and repair basic sheet-metal ductwork and HVAC components when required.
• Read and interpret equipment manuals, drawings, schematics, and technical documentation to support maintenance and troubleshooting activities.
• Identify and operate equipment isolation points, shut-off valves, and utility isolation systems when required.

SPECIFIC DUTIES

The following are specific responsibilities and contributions critical to the successful performance of the position:

HVAC & Refrigeration Operations

Preventive & Corrective Maintenance

• Follow the approved preventive maintenance program and complete assigned tasks within the required schedule and update the system.
• Carry out corrective maintenance and respond promptly to engineering work orders.
• Inspect equipment before and after maintenance to ensure safe and reliable operation.
• Update work orders, maintenance records, equipment logs, and preventive maintenance records accurately.
• Report major defects, recurring equipment failures, safety concerns, and required replacement parts to the Engineering Supervisor.
• Maintain tools and equipment in good working condition and report any damaged or missing items.
• Assist with planned shutdowns, equipment replacement, installation, testing, and commissioning activities.

Guest Service & Resort Support

• Respond promptly and professionally to guest complaints and maintenance requests related to air-conditioning and refrigeration.
• Communicate courteously with guests and colleagues while carrying out maintenance work in guest rooms and public areas.
• Minimize disruption to guests and resort operations while performing maintenance activities.
• Keep work areas clean, safe, and presentable after completing maintenance activities.
• Provide assistance with basic troubleshooting and repair of other engineering systems when required, including basic electrical, plumbing, lighting, and guest-room equipment issues.
• Support other Engineering team members during emergency breakdowns and operational requirements.

Energy Conservation & Sustainability

• Implement approved energy conservation practices when operating and maintaining HVAC systems.
• Monitor HVAC equipment performance and identify opportunities to improve energy efficiency.
• Support resort energy-saving initiatives and sustainability programs.
• Ensure HVAC equipment is operated according to required schedules and set points to avoid unnecessary energy consumption.
• Report abnormal energy consumption, equipment inefficiencies, and opportunities for improvement to the Engineering Supervisor.
• Participate in energy audits, energy-saving studies, and improvement projects when requested.
