Position: Roving Maintenance Technician / Project Specialist – North Dallas/Plano, Texas

At Gaines Investment Trust, we take pride in offering our residents comfortable, well-maintained apartment homes. We seek a full-time Roving Maintenance Technician / Project Specialist to join our dedicated team and provide exceptional service to our teams and residents.

This position is based out of Greyson's Gate Apartments and provides maintenance support to nearby Gaines Investment Trust communities throughout the North Dallas/Plano area.

Compensation: $24 - $28 per hour (based on experience), plus a monthly performance bonus based on merit.

What You Will Do:

• Perform maintenance and repairs at various properties.
• Diagnose and resolve maintenance issues, including plumbing, electrical, HVAC, and appliance repairs.
• Complete work orders promptly and efficiently.
• Conduct preventative maintenance.
• Assist with the turnover process for vacant units, including cleaning, painting, and minor repairs.
• Assist with apartment renovations, special projects, and property improvement initiatives as assigned.
• Maintain the cleanliness and appearance of pools, common areas, and grounds.
• Communicate effectively with residents to address maintenance requests and provide updates.
• Coordinate with property management to coordinate and prioritize repairs.
• Collaborate with maintenance teams/vendors and contractors for specialized repairs.
• Participate in on-call rotation for after-hours maintenance emergencies.
• Perform other assigned tasks.

What You Will Bring:

• Must currently live near North Dallas/Plano, Texas, with a valid driver's license and reliable transportation.
• HVAC and CPO certifications.
• 3+ years of experience in a related maintenance role.
• Provides top-notch customer service to residents and teams.
• Works effectively in a very fast-paced environment and meets company goals and deadlines.
• Hands-on experience with plumbing, electrical, troubleshooting appliances, pool, heating/air, basic carpentry, and painting.
• Routine property inspections.
• Time management and multi-tasking skills.
• Available for on-call duty.
• Effective communication skills with residents, onsite staff, and management.
• English fluency.
• Occasional resident events or emergencies will necessitate working outside of regular business hours. There may be times when called upon based on rare necessities.
