What We are Looking For:

We are seeking aRovingLeasing Consultant toassistwith leasing operations at properties within our portfolio acrossIllinois,Michigan, Wisconsin,andNebraska In this role,you'llwork closely with leasing teams to drive occupancy and streamline operations.

Compensation Structure:

• Hourly Rate: $25 per hour ($52,000) annually

• New Lease Commission: $200 per new lease signed

Total Estimated Commissions:$12,000-$28,800 annually

Total Estimated Compensation:$64,000 - $80,800 annually (based on performance, hours worked, and number of new leases/renewals)

Travel ReimbursementsProvidedAssociated travel expenses are covered

Schedule:

• Monday to Friday

• 9 AM to 5:30 PM (however hours may vary)

Here are some things that will make you successful:

• Proven experience as a Leasing Consultant or in a sales focused position

• A consistenttrack recordof exceeding sales targets

• Exceptional communication, presentation, and negotiation skills

• A customer-first mindset with the ability to build rapport quickly and provide tailored solutions

• Strong understanding of local leasing laws, fair housing regulations, and compliance standards

• Bilingual in English and Spanish (preferred)

What you will be doing:

As aRovingLeasing Consultant, your primary goalis to provide prospective residents with the information and support they need to make confident, informed decisions about leasing.You’llserve as the first point of contact for many future tenants, guiding them through the leasing process, answering questions, andshowcasingthe features and benefits of the community.

This role is essential inmaintaininghigh occupancy rates and ensuring a welcoming, professional leasing experience from start to finish.

Core responsibilities include:

• Professionally present available apartments to prospective residents through in-person tours, virtual tours, and phone/email communication

• Collaborate with Community Managers and leasing teams toidentify, attract, and qualify potential tenants

• Market vacant units using a mix of online listings, social media, signage, and outreach events to generate leads andmaintainvisibility

• Accurately communicate community features, floorplans, pricing, availability, and lease terms to prospects

• Follow up on guest card inquiries to coordinate apartment tours and showings

• Guide prospects through the leasing process frominitialinquiry to signed lease, ensuring compliance with company policies and legal regulations

• Maintain up-to-date knowledge of the local rental market, competitor communities, and emerging trends

• Perform routine inspections of model units and vacant apartments to ensureoptimalpresentation and functionality

• Assistwith resident retention efforts, community events, and ongoing customer service to enhance resident satisfaction and engagement

Where you will work:

This position will require you to be on-site at various properties throughoutMichigan, Wisconsin,Illinois,andNebraska

Travel Requirements:

Extensive travel throughout our Midwest portfolio, including approximately25% overnight travel.
