P roactive ly super vising the day-to-day a ctivities to e nsure that the ce ntre is opera ting to the optimum, with mainte nance, capital works a nd de live ries be ing per formed with minimal disruptions to the te nants, customers a nd stake holder s

Accountabilities:

Imple me ntation a nd Manage me nt of key ser vice contracts to the site including, but not limited to

  • C le aning
  • Se curity
  • Waste
  • Trave latorLift
  • HV AC
  • Fire prote ction
  • C ar park manage me nt
  • Other services related to the retail centres
  • C le aning – super vise cle aning staff to maintain the standards re quired by the clie nt including daily inspe ctions of a ll are as a nd we ekly inspe ctions with the contractor re pre se ntative
  • Mainte nance – e nsure that the various syste ms, plant and e quipme nt, surface finishe s, structure and surrounds are corre ctly ser viced to the manufacturer s spe cifications C arry out minor mainte nance tasks a nd cle aning tasks as re quire d
  • P reve ntative Mainte nance – in consultation with the clie nt, pre pare spe cifications a nd preve ntative mainte nance sche dules for a rolling twe lve month plan to e nsure all are as are maintained to the highe st standards
  • Budge ts – re sponsible for building a nd managing the annual Opex Budget and active ly contributing to the budge ting a nd busine ss planning proce ss for the proper ty Ensure that the ser vices purchased will be within the budge ted cost a nd that where there are dev iations the C entre Manager is informed of the se prior to the ex pe nse be ing committed to
  • Manage me nt of C ontractors – e nsure all contractors satisfy the insurance re quire me nts as re quired under the companys P ublic Liability P olicy Ensure all work of contractors conforms with Work Safe proce dures a nd a ll le gislation Written notice of re ctification ser vice shortcoming is re quire d
  • The use of the nominated work order management system to manage reactive maintenance tasks.
  • Reporting – complete reporting within the JLL operational management systems.
  • Te nder of C ontracts – In consultation with the C entre Manage r, per iodically re-te nder ser vice agre eme nts a nd contracts
  • Flexible Availability – The Operations Manager will maintain flexible availability for urgent after-hours matters, with scheduling coordinated through the Centre Manager to ensure appropriate coverage and work-life balance.
  • C ustomer Ser vice – addre ss re leva nt customer complaints promptly a nd e ffe ctive ly Liaise with busine ss proprie tors a nd manage me nt in providing guidance and support with he alth a nd safe ty issues
  • Support the Marke ting Manager with the set up a nd delive ry of onsite activitie s
  • Risk Management – Ensure imple me ntation a nd comple tion of the JLL acce pted risk manage me nt program re quire me nts to meet the agre ed KP I
  • Ensure all staff a nd contractors are inducted a nd re ce ive up to date site spe cific training
  • Inve stigate a nd re port on a ccide nts a nd incide nts on the proper ty a nd carry out re me dial work to preve nt similar occurre nce s
  • Be alert to a ny a ction, incide nt or e quipment failure that compromise public safe ty a nd se curity a nd take action to re me dy as soon as possible.
  • C apital Works – Ensure impleme ntation a nd comple tion of the clie nt capital works program re quireme nts to me et the agreed KP I
  • Sustainability – Ensure impleme ntation a nd comple tion of the clie nt sustainability re quireme nts
  • Work P lace He alth a nd Safe ty Le gislation – e nsure that all opera tions a nd mainte nance functions conform to Building C ode of Australia a nd other re levant statutory accountability including the use of the JLL contractor management systems CM3 & SINE
  • Se curity – super vise the se curity contractor a nd e nsure the re tail pre cinct is a safe e nvironme nt for customer s, contractors a nd staff
  • Be aware of unacce ptable behavior by persons in the ce ntre and work to re duce incide nts of such.

Required Qualifications, Skills & Experience:

  • Extensive experience in property / facilities / project management related fields.
  • Demonstrated knowledge of building technical services, especially HVAC, fire protection and electrical services.
  • Ability to deal with a variety of complex issues concurrently, within tight operational deadlines.
  • Goal oriented and focused on meeting performance targets.
  • Excellent client service and communication skills.
  • Ability to work well in a team environment.
  • Sound computer skills including Microsoft suite of products.
  • Be punctual, well presented, helpful and reliable at all times.

Training & Development:

  • Achieve agreed training and development targets per calendar year.
  • Attend at least three internal EOS events per calendar year.
  • Assist the Team with achieving Key Performance Indicators and Management Agreement Targets.
