Restoration Project Manager

Paul Davis Restoration Lethbridge, Alberta | Full-time | Reports to the General Manager

Paul Davis Lethbridge is seeking a Restoration Project Manager to lead residential and commercial property-loss projects from initial assessment through final completion. You will coordinate customers, insurance representatives, consultants, technicians, suppliers and subcontractors while maintaining control of scope, schedule, cost, quality and documentation. This is a hands-on role for someone who enjoys solving problems, making informed decisions and seeing well-managed work restore a property—and a customer’s peace of mind.

What You Will Own

· Manage multiple restoration and reconstruction projects from assignment and site inspection through production, final walkthrough, invoicing and closeout.

· Inspect losses, gather measurements, photographs and site information, and develop clear scopes of work, budgets and project plans.

· Prepare, review and revise estimates using industry-standard estimating platforms such as Xactimate; identify scope gaps and support supplements and change orders with complete documentation.

· Establish realistic schedules, coordinate labour, materials, equipment and subcontractors, and adjust plans promptly when site conditions or approved scope change.

· Communicate regularly with property owners, tenants, adjusters, brokers, consultants, property managers and internal team members so responsibilities, decisions and next steps are clear.

· Monitor committed costs, job costing, gross margin, billing milestones and project risk; address variances early and maintain accurate financial forecasts.

· Direct and support technicians and subcontractors, confirm readiness before work begins, and hold all parties accountable for safety, workmanship, productivity and site care.

· Complete field inspections and quality-control reviews to verify work complies with approved scope, applicable codes, manufacturer requirements, company procedures and recognized restoration practices.

· Maintain complete and current project files, including notes, photographs, approvals, selections, schedules, work orders, purchase orders, change documentation and customer communications.

· Resolve customer concerns and trade issues professionally, document decisions, and escalate material risks or disputes when required.

· Participate in emergency response or scheduled after-hours coverage when needed.

· Projects start with a clear, authorized scope and move forward with limited avoidable delay or rework.

· Schedules, budgets, documentation and billing remain current throughout the project—not only at closeout.

· Quality, safety and site conditions are verified through regular field presence.

· Potential delays, cost pressures, supplements and customer concerns are identified early and communicated with solutions.

· Completed projects meet company quality standards, approved financial targets and customer-service expectations.

What You Bring

· Experience managing restoration, reconstruction or construction projects; insurance-restoration experience is strongly preferred.

· Working knowledge of residential and light-commercial construction methods, sequencing, building materials and trade coordination.

· Demonstrated ability to manage several active projects, competing priorities and time-sensitive decisions.

· Strong estimating, budgeting, scheduling, negotiation, documentation and job-costing skills.

· Excellent written, verbal and interpersonal communication skills, including active listening, clear expectation-setting, confident presentations and the ability to explain technical, financial and insurance-related information in practical terms to customers, adjusters, trades and team members.

· A consultative sales mindset and the ability to build trust, identify customer needs, present solutions, secure project commitments and support business-development opportunities are considered assets.

· Confidence working with customers during stressful property-loss situations while maintaining empathy, boundaries and accountability.

· Proficiency with Microsoft 365; experience with Xactimate, XactAnalysis, Encircle or comparable restoration software is an asset.

· A valid Class 5 driver’s licence and an acceptable driving record.

· Successful completion of a pre-employment criminal background check is required. The successful candidate must maintain a satisfactory criminal record appropriate to the responsibilities of the position.

· Ability to work at project sites throughout Lethbridge and the surrounding area and to participate in after-hours response when scheduled or required.

Preferred Training and Certifications

IICRC certification—such as Water Restoration Technician (WRT), Applied Structural Drying (ASD), Fire and Smoke Restoration Technician (FSRT) or related credentials—is an asset, as is formal education in construction management, business or a related field. Equivalent practical experience will be considered. Candidates with strong construction project management experience who are prepared to learn insurance-restoration processes are encouraged to apply.

Working Conditions

This role combines office work, travel and regular visits to active residential and commercial job sites. Conditions may include indoor and outdoor work, dust, noise, uneven surfaces and properties affected by water, fire, smoke or other damage. Personal protective equipment may be required. The employee must be able to stand and walk for extended periods, use stairs or ladders as appropriate, bend or squat, and occasionally lift up to 50 pounds.
