He angitūtanga: The opportunity
Auckland Council’s Property Department has an opportunity for a Residential Property Manager within the Transport Portfolio team.
In this role, you’ll support Auckland Council’s vision by optimising the performance and value of our residential property portfolio. You’ll ensure a high standard of property management is maintained while contributing to strategic objectives, including sustaining high occupancy and delivering rental growth through effective rent review programmes.

Day-to-day you could expect to work on:

  • Managing tenancy events including arrears, rent reviews, tenancy agreements, inspections, and notices
  • Building and maintaining strong tenant and stakeholder relationships
  • Supporting CAPEX works and property improvement initiatives
  • Monitoring property performance, costs, and revenue
  • Contributing to portfolio planning, reporting, and operational initiatives

This role requires experience in similar residential property management roles, with a sound understanding of property legislation and portfolio performance management.

We will be looking for specific experience with:

  • Residential property portfolio management
  • Tenancy and arrears management, rent reviews, and inspections
  • Knowledge of the Residential Tenancies Act and Health & Safety at Work Act
  • Budgeting, cost control, and financial performance monitoring
  • A full, clean NZ driver’s licence

This role requires experience in the property management space, ideally within a large, complex, or political organisation.

We are looking for someone with:

  • A relevant tertiary qualification in Property (preferred) or 4–7 years’ property management experience
  • Proven negotiation and dispute resolution skills
  • Strong stakeholder relationship management capability
  • Excellent written and verbal communication skills
