We are seeking a Residential Conveyancer to join our client's established Property team, on a hybrid basis in Watford. The successful candidate will manage a varied caseload of residential conveyancing matters, delivering high-quality legal service, proactive case progression and excellent client care within a collaborative firm that values technical competence, continuous professional development and high standards.

This role will involve handling sales, purchases, remortgages, transfers of equity, leasehold transactions and related post-completion matters such as SDLT returns and Land Registry applications. The post offers opportunities for professional development, involvement in process improvement and hybrid working after successful completion of the probationary period.

Key responsibilities:

  • Manage a mixed-complexity caseload of residential conveyancing matters from initial instruction through to exchange, completion and post-completion, ensuring timely progression, accurate documentation and excellent client service.

  • Provide clear, practical legal advice to clients on transactional issues; review and prepare transaction paperwork including client care letters, contracts, transfer deeds, completion statements, SDLT returns and Land Registry forms (for example AP1).

  • Liaise with clients, estate agents, mortgage lenders, brokers, surveyors and other third parties to obtain documentation, clear conditions and progress matters to exchange and completion; identify and resolve issues promptly.

  • Deal with remortgage and lender requirements, prepare and check completion statements, manage client monies in line with SRA and firm rules and ensure accurate handling of financial transactions through to post-completion tasks.

  • Undertake client care and AML checks, verify identity and source of funds, maintain audit-ready file records and ensure compliance with the firm’s risk, file management and regulatory procedures.

  • Use and maintain case management systems and digital precedents; open and close files, record time accurately, assist with billing and prepare fee estimates where required.

  • Contribute to continuous improvement by developing and maintaining precedents, checklists and workflows; identify opportunities to streamline processes and enhance the client experience.

  • Provide supervision, mentoring and technical support to paralegals and more junior colleagues where appropriate; participate in training and knowledge-sharing to foster a supportive team environment.

Key skills and experience required:

  • Substantive residential conveyancing experience with at least 3 years experience in a private practice or a conveyancing team.

  • Practical knowledge of Land Registry processes, SDLT requirements and lender procedures; accuracy in preparing and reviewing conveyancing documentation and providing clear, pragmatic advice.

  • Excellent client care and communication skills with the ability to manage expectations, handle sensitive matters and maintain professional relationships with clients and third parties.

  • Experience of handling client monies and compliance with SRA accounts rules; practical understanding of AML procedures, ID verification and maintaining audit-ready files.

  • Organised and able to manage competing priorities and a busy caseload; strong attention to detail and the ability to meet deadlines independently.

  • Ability to work collaboratively within a team, support colleagues and contribute positively to firm culture; professional discretion and confidentiality are essential.

  • Proficiency with case management systems and standard office IT applications; willingness to adopt and help embed digital workflows and precedents.

  • Commitment to CPD and professional development within property practice and to providing commercial, client-focused legal services.
