Key responsibilities:
Act for clients on a full range of residential property matters including sales, purchases, remortgages, transfers of equity and leasehold transactions; manage cases from initial instruction through to completion and post-completion matters.
Draft, review and issue formal documentation such as contracts, completion statements, transfer deeds, SDLT returns and mortgage deed packages; ensure all documents are accurate, professionally presented and issued within required timescales.
Liaise with clients, estate agents, lenders, local authorities, HM Land Registry, other solicitors and third parties to obtain searches, replies to enquiries, undertakings and required documentation; provide clear, timely updates to clients and colleagues.
Conduct property searches and review reports, raise and respond to pre-contract enquiries, identify issues and advise on solutions or additional actions required to progress transactions.
Manage financial aspects of transactions including obtaining redemption figures, preparing completion statements, arranging transfer of funds and ensuring anti-money laundering (AML) checks and client verification are completed in line with firm policies.
Maintain and update the case management system and electronic document management; open and close files, record file notes, save and index correspondence and documents in line with firm procedures and quality standards.
Support billing processes by recording time accurately, preparing fee notes and assisting with queries relating to fees and disbursements; escalate issues as appropriate.
Key skills and experience:
Proven experience as a residential conveyancer or solicitor within a law firm or legal environment, with a demonstrable track record of managing a varied caseload to completion.
Strong knowledge of residential property practice, Land Registry procedures, SDLT, leasehold and freehold matters, and relevant forms and searches.
Excellent written and verbal communication skills with meticulous attention to detail and high standards of accuracy in drafting and document preparation.
Confident user of case management systems, electronic document management and Microsoft Office applications (Word, Outlook, Excel); adaptable to new systems and document automation tools.
Highly organised with the ability to prioritise competing demands, manage multiple matters concurrently and meet tight deadlines while maintaining a professional and client-focused approach.
Sound understanding of AML requirements and the ability to follow firm compliance procedures; good numerical skills for preparing completion statements and handling client funds.
