We are seeking a proactive and hands-on Resale Field Superintendent to join our growing team! In this key role, you will be the driving force behind overseeing the entire repair and renovation process for properties in our resale pipeline, ensuring every home is optimized for a successful sale.
This position involves developing detailed cost estimates for repairs, reviewing repair requests, and serving as the primary liaison between the Make-Ready department and the Sales team to ensure effective communication and swift resolution of property-related needs.
Additionally, you will oversee and coordinate property repairs, manage vital relationships with contractors and vendors, and develop comprehensive punch lists. To ensure absolute quality and compliance with project specifications, you will also perform light cleaning and touch-ups and conduct final walkthroughs—guaranteeing all work is completed on time, within budget, and to market standards.

Summary of Responsibilities:
- Develop and maintain detailed property walkthrough and assessment tools to accurately estimate repair and renovation costs.
- Review and evaluate repair requests, scopes of work, and cost estimates submitted by internal teams, contractors, and vendors to ensure accuracy, necessity, and cost-effectiveness.
- Serve as the primary liaison and point of contact for agents regarding ongoing property issues, ensuring seamless communication and timely resolution.
- Conduct site visits to assess, investigate, and diagnose property issues, recommend appropriate solutions, and evaluate property conditions.
- Conduct on-site quality control inspections throughout the repair and renovation process to ensure work is completed in accordance with company standards, project specifications, and market expectations.
- Oversee and coordinate property repairs, maintenance, turns, and renovation projects from initial assessment through completion, ensuring projects are completed efficiently, within budget, and on schedule.
- Procure, manage, and review repair and maintenance estimates while maintaining strong relationships with contractors and vendors to support accurate project scoping and execution.
- Coordinate and attend on-site meetings with contractors, vendors, agents, and other stakeholders as necessary.
- Triage and scope recently vacated properties to determine turn requirements and prepare properties for market readiness.
- Develop, manage, and oversee the completion of punch lists, coordinating all necessary repairs, inspections, and follow-up work.
- Provide timely, accurate, and professional updates on property issues, repair progress, and project status to agents and internal stakeholders.
- Coordinate the dispatch of emergency maintenance and repair services as needed.
- Perform light cleaning and minor touch-ups as necessary to maintain properties in optimal showing condition.
- Conduct final reviews of completed repair and renovation projects to ensure quality, completeness, and compliance with project requirements.
- Perform other duties and special projects as assigned by management.

Required Qualifications & Skills:
- Valid Texas Driver’s License required for daily travel to various properties to conduct inspections and assessments.
- High school diploma or equivalent required.
- Minimum of 2 years of experience in a Field Supervisor or related role.
- Minimum of 2 years of experience within residential real estate renovation, maintenance, or property operations.
- Strong attention to detail with the ability to accurately assess, document, and identify property conditions, repair needs, and potential issues.
- Excellent organizational, time management, and project coordination skills, with the ability to prioritize competing responsibilities, manage multiple projects simultaneously, and consistently meet deadlines in a fast-paced environment.
- Proven ability to work independently, exercise sound judgment, solve problems effectively, and adapt to changing priorities.
- Strong communication and customer service skills, with the ability to maintain professional and productive relationships with agents, contractors, vendors, and internal team members.
- Proficiency with Microsoft Office Suite and Google Workspace applications.
- Familiarity with MLS, Propertyware, and Rently is preferred but not required.
Physical Requirements:
-  Ability to stand, walk, bend, stoop, and lift up to 50-75 pounds at times.
