Job Description

Key Responsibilities
1. Execute planned preventive maintenance (PPM) schedules for all refrigeration systems, including tropical rooms, chilled rooms, and frozen rooms.
2. Monitor and maintain optimal temperature parameters across all cold chain zones in strict accordance with defined Standard Operating Procedures (SOPs).
3. Conduct routine inspections of compressors, condensers, evaporators, expansion valves, and refrigerant piping systems.
4. Ensure refrigerant levels are maintained within specified limits and perform periodic leak detection tests.
5. Monitor and maintain defrost cycles, drain lines, and insulation integrity of all cold rooms.
6. Coordinate with Original Equipment Manufacturers (OEMs) and third-party service providers for specialized repairs and annual maintenance contracts.
7. Diagnose and resolve refrigeration system faults, including compressor failures, refrigerant leaks, thermostat malfunctions, and evaporator icing.
8. Respond to temperature excursion alarms and execute corrective actions within defined response timelines.
9. Troubleshoot electrical and control system faults in refrigeration panels, PLCs, and Building Management System (BMS) interfaces.
10. Perform root cause identification for recurring equipment failures and implements verified permanent fixes.
11. Maintain and monitor Diesel Generator (DG) sets, including fuel systems, coolant levels, battery health, and periodic load bank testing.
12. Execute preventive and predictive maintenance on Uninterruptible Power Supply (UPS) systems, including battery health checks, load testing, and firmware updates.
13. Monitor and maintain electrical panels — including Main Distribution Boards (MDB), Sub-Distribution Boards (SDB), Automatic Transfer Switches (ATS), and change-over panels.
14. Conduct periodic insulation resistance (IR) testing, earth resistance testing, and thermography surveys of all electrical systems.
15. Ensure full compliance with applicable electrical safety standards and statutory requirements.
16. Monitor real-time equipment parameters through the BMS, temperature monitoring systems, and energy meters.
17. Conduct daily walkthroughs to identify abnormalities, unusual sounds, vibrations, or visual defects in equipment.
18. Track and maintain equipment runtime hours, energy consumption data, and performance trends.
19. Ensure all monitoring sensors and alarm systems are calibrated and fully functional at all times.
20. Daily Reports — Prepare and submit daily equipment status reports covering temperature logs, DG runtime, UPS status, and all observed anomalies.
21. Weekly Reports — Compile weekly maintenance summary reports covering PPM compliance, breakdown analysis, spare parts consumption, and pending work orders.
22. Monthly Reports — Develop monthly performance reports inclusive of equipment uptime percentage, Mean Time Between Failures (MTBF), Mean Time To Repair (MTTR), energy consumption trends, and cost analysis.
23. Conduct structured Root Cause Analysis (RCA) for all equipment breakdowns, temperature excursions, and safety incidents using methodologies such as Five-Why Analysis and Fishbone Diagrams.
24. Develop and implement Corrective and Preventive Actions (CAPA) with clearly defined timelines, responsible owners, and effectiveness verification criteria.
25. Maintain a CAPA tracker with closure status, evidence of implementation, and effectiveness validation records.
26. Present RCA and CAPA findings during Weekly Business Reviews (WBR) and Monthly Business Reviews (MBR).
Qualifications & Skills
• Education — Diploma or bachelor’s degree in mechanical engineering, Electrical Engineering, or Refrigeration & Air Conditioning.
• Experience — Minimum three to five years of hands-on experience in refrigeration systems and base building equipment maintenance.
• Technical Knowledge — Proficiency in refrigeration cycles, electrical systems, DG operations, UPS systems, and BMS platforms.
• Certifications — Preferred certifications in Refrigeration & Air Conditioning, Electrical Safety, or equivalent recognised standards.
• Analytical Skills — Ability to perform structured RCA, develop CAPA plans, and apply data-driven decision-making.
• Reporting Skills — Proficiency in preparing technical reports, dashboards, and MIS outputs using MS Excel and relevant tools.
• Communication — Clear verbal and written communication skills for effective cross-functional coordination.
Working Conditions
• Shift-based operations with rotational shifts as applicable to site requirements.
• Sustained exposure to cold room environments, including frozen rooms operating at sub-zero temperatures.
• Regular work in proximity to live electrical systems — adherence to all safety protocols is mandatory.
• On-call availability required for emergency breakdowns and critical temperature excursion response.
