Job Description

The Regional Sales Director – Strategic Accounts is responsible for driving strategic growth across a portfolio of high-value clients, with a primary focus on maintenance sales and operations & maintenance (O&M) solutions. Based in Ontario, this role supports both regional and national opportunities, leading the development of long-term client relationships, recurring revenue streams, and enterprise-level account strategies across key markets.

In addition to growing maintenance and O&M services, this role plays a strategic part in identifying and supporting opportunities to position Modern Niagara Building Services’ broader capabilities, including projects, energy solutions, building controls, and technical services where aligned with client objectives and operational priorities. The position requires a highly collaborative approach, working closely with internal business leaders and operational teams to strengthen client partnerships and drive integrated service opportunities across the organization.

This role requires a commercially focused leader with strong business acumen, executive presence, and the ability to navigate complex client environments while leading sophisticated pursuits and strategic account initiatives.

Key Impact / Purpose

  • Drive sustainable revenue growth through strategic account development, recurring maintenance agreements, and enterprise-level client partnerships.
  • Lead complex pursuits and client engagement strategies that strengthen Modern Niagara’s market position across regional and national opportunities.
  • Support integrated, cross-functional solutions by aligning maintenance, technical services, projects, controls, and energy solutions with client objectives.

Duties and Responsibilities:

Strategic Account Growth

  • Develop and execute strategic account plans to drive long-term revenue growth across key clients.
  • Expand maintenance and O&M service agreements within existing accounts.
  • Identify and secure new strategic clients aligned with target markets and growth objectives.
  • Build sustainable recurring revenue streams through long-term client partnerships.

Pursuit Leadership

  • Lead strategic pursuits including RFPs, RFQs, negotiated opportunities, and enterprise service agreements.
  • Develop differentiated client strategies and value propositions that position Modern Niagara Building Services competitively.
  • Coordinate internal stakeholders to support complex, multi-disciplinary pursuits.
  • Drive early engagement and relationship development to improve win probability.

Executive Client Relationships

  • Establish and maintain senior-level relationships with key client stakeholders.
  • Act as a trusted advisor by aligning client operational and business objectives with Modern Niagara Building Services solutions.
  • Support client engagement across multiple regions, service lines, and business units.
  • Strengthen long-term partnerships through proactive account leadership and strategic planning.

Integrated Solutions & Collaboration

  • Support the positioning of broader Modern Niagara Building Services capabilities including projects, energy solutions, building controls, and technical services where aligned with client needs.
  • Collaborate closely with operations and business unit leaders to deliver integrated client solutions.
  • Identify opportunities to expand service offerings and deepen strategic partnerships.
  • Promote a coordinated, enterprise-wide approach to strategic account management.

Market Strategy & Positioning

  • Maintain awareness of market trends, client drivers, and competitive activity to support growth strategy.
  • Contribute to national account initiatives and sector-focused business development strategies.
  • Help strengthen Modern Niagara Building Services’ market presence through strategic client engagement and industry relationships.

Must haves:

  • 5–10+ years of progressive sales leadership experience within building services, construction, technical services, or related industries.
  • Proven success managing strategic accounts and leading complex pursuits.
  • Strong experience in maintenance, service, or operations & maintenance (O&M) sales environments.
  • Strong understanding of integrated building systems including mechanical, electrical, controls, and energy solutions.
  • Demonstrated ability to lead sophisticated RFP and negotiated sales processes.
  • Excellent relationship management, communication, negotiation, and influencing skills.
  • Strong business acumen with the ability to navigate complex client environments and enterprise opportunities.
  • Ability to collaborate effectively across operations, sales, and business leadership teams.

Nice to haves:

  • Experience supporting regional and national client portfolios.
  • Experience within multi-site, enterprise-level client environments.
  • Existing relationships within institutional, commercial, industrial, or critical infrastructure sectors.
  • Experience supporting integrated service delivery models across multiple business units.
