
The Regional Manager is responsible for the operational and financial performance of the company's apartment community portfolio at the property level, ensuring operational efficiency, profitability, and compliance with industry standards. This role owns property-level budgets, capital condition oversight, and emergency preparedness, in addition to directly supervising Property Managers, managing labor across sites, and maintaining resident relations. The Regional Manager translates company-wide initiatives and priorities into on-the-ground execution across all sites.

Requirements
Qualifications:
• Bachelor's degree.
• Proven experience (5+ years) in property management
• At least 3 years in a multi-site or supervisory capacity.
• Demonstrated experience owning property-level budgets and driving NOI performance.
• Working knowledge of Fair Housing laws and other applicable federal, state, and local housing regulations.
• Experience with capital planning, capital inspections, or major asset condition assessments.
• Experience developing or executing emergency preparedness and incident response plans.
• Strong knowledge of property management software, lease agreements, and real estate regulations.
• Excellent leadership, communication, and problem-solving skills.
• Ability to travel frequently between properties.
Preferred Skills:
• Certified Property Manager (CPM), Accredited Residential Manager (ARM), or similar certification.
• Strong financial acumen and ability to develop and manage property budgets.
• Proven ability to manage labor costs and staffing levels across multiple sites.
• Experience designing or delivering staff training programs.
• Experience managing a diverse portfolio, including residential, commercial, and mixed-use properties.
PHYSICAL REQUIREMENTS:
• Ability to speak, read, write, and understand the English language.
• Ability to lift objects weighing 25 lbs. without the assistance of tools or devices.
• Prolonged periods of standing and walking.
• Able to walk the property and show units without assistance, including walking up two flights of stairs or between buildings on the property.
• Prolonged periods sitting at a desk and working on a computer.
POSITION STANDARDS:
PAST TENANT DELINQUENCY- Every month the Regional Manager should review and verify with the site manager the delinquency and prepaid balances.
PAYABLES- The Regional Manager will review and approve property payables weekly.
PAYROLL- The Regional Manager will review and approve the managers' weekly payroll and submit it to the Corporate HR Department.
LABOR MANAGEMENT- The Regional Manager will manage staffing levels and labor costs across all sites, adjusting schedules and headcount to match occupancy and seasonal need.
BUDGETS- Collaborate with Director and leadership to develop property budgets for ownership review and approval 60 days before each property's fiscal year ends.
FINANCIAL REVIEW- The Regional Manager will review operating income and expenses to ensure that properties are meeting or exceeding their operating budgets and goals, and will implement necessary changes to maximize NOI.
DAILY/WEEKLY REPORTS- The Regional Manager will review KPI reporting to ensure that property goals are met, and will work with site managers to make necessary changes to ensure property goals are being met.
PROPERTY GOALS/PLANNING- The Regional Manager will work with site managers and maintenance supervisors to set property goals for each site, including collaborating with the Director on leasing strategies, rents and renewal rates, maintenance projects, and timelines.
SITE AUDITS- The Regional Manager will conduct property audits to ensure that all tenant files, payables, and accounting are accurate, and that all policies and procedures are being followed and documented accordingly, reporting suggestions for improvement to the Director of Property Management.
CRITICAL TASK TRACKING- The Regional Manager will keep critical tasks up to date for each property and ensure site staff completes them by or before the due date of each task.
CAPITAL INSPECTIONS- The Regional Manager will conduct or oversee capital inspections on a regular cadence, documenting asset condition and capital project status, and will report findings and recommendations to the Director of Property Management.
EMERGENCY PLANNING- The Regional Manager will maintain a current emergency preparedness and response plan for each site and will coordinate the response to any site-level emergency or incident.
STAFF REVIEW AND TRAINING- The Regional Manager will conduct staff evaluations in conjunction with the site manager and implement training as needed to ensure staff are performing at set expectations, including training new staff members as needed.
COMPANY POLICIES- The Regional Manager will be responsible for implementing all new company policies and procedures, as well as any new software or services to be used by the company or specified properties.
