Job Description

Salary range: $130,000 - $155,000 annually, plus potential bonus and auto allowance.

The Regional Maintenance Manager is responsible for the overall maintenance and integrity of all building and building systems within an assigned region, ensuring operational excellence and efficiency in accordance with Holland Partner Group’s Core Values.

ESSENTIAL JOB FUNCTIONS

  • Partner with the Director of Maintenance to implement and enforce standardized building system maintenance protocols across all properties.
  • Maintain a proactive preventive maintenance program designed to minimize emergency repairs and service requests.
  • Conduct regular property site visits to monitor maintenance operations, identify issues, and drive continuous improvement.
  • Provide transition support for properties moving from development to operations, including establishing punch standards and system/warranty setup.
  • Perform scheduled physical inspections, document service performance and condition, and monitor vendor work for quality and compliance.
  • Support properties and redevelopment efforts by coordinating work performed by external contractors.
  • Offer technical guidance and project leadership to on-site maintenance teams to ensure high-quality outcomes.
  • Provide support and guidance for on-site vendor selection related to regional maintenance activities.
  • Offer guidance in resolving escalated maintenance-related resident concerns with professionalism and timeliness.
  • Regularly review and update preventive maintenance policies and procedures to reflect best practices and regulatory changes.
  • Collaborate with regional teams to develop and manage the maintenance portion of property budgets.
  • Maintain a proper inventory of supplies and tools sufficient for providing service and maintaining the property.
  • Support the recruitment, onboarding, and professional development of on-site maintenance managers and team members.
  • Ensure compliance with local, state, and federal regulations, including building codes, MSDS, OSHA, EPA, and fire codes.
  • Champion safety and risk management initiatives across all properties.
  • Collaborate with the Talent Development team on specific skills courses and other on-going learning support for the regions.
  • Represent Holland Partner Group in a professional manner at all times.
  • Perform all other duties as directed and assist the overall team effort.

JOB REQUIREMENTS

Education High School Diploma or equivalent is required. A college degree in related coursework or equivalent years’ experience strongly preferred.

Experience Five (5) years’ experience leading the maintenance of residential and/or commercial buildings required. Certification in electrical, mechanical, HVAC and refrigeration systems, and/or other related trade strongly preferred. Experience working at Holland in a maintenance capacity may be considered in lieu of some previous experience

Licenses:

  • EPA 608 Certification
  • Building Operator Certification (if required by property)
  • Pest control (if required by property)
  • Certified Pool Operator (if required by property)
  • Other licenses and certifications as required by state or local law.

Knowledge, Skills and Abilities Required:

  • Knowledge of applicable federal, state, and local laws and regulations.
  • Skilled in building trades with emphasis on mechanical systems repair, service, and installation (HVAC, plumbing, electrical).
  • Ability to work effectively with all levels of employees while inspiring respect and credibility.
  • Skilled in supervising and motivating others to ensure goals and objectives are met.
  • Ability to effectively prioritize competing demands under challenging time frames.
  • Ability to think critically and creatively and execute sound judgment.
  • Proficiency in Microsoft Office 365. Yardi preferred.
  • Demonstrated high level of skill in both verbal and written communication.
  • Ability to accurately perform multiple tasks in a complex and fast-paced operating environment while maintaining a strong attention to detail.
  • Skilled in maintenance supervision with knowledge of industry practices in property management.
  • Demonstrated proficiency in building operation systems.
  • Ability to accurately perform basic to intermediate mathematical functions.
  • Must be proactive, flexible, responsible, and resourceful.

Attendance This full-time position is exempt and requires the ability to be present and available during business hours to meet company and department needs. Additional hours or flexible schedule may be required.

This position also requires:

  • Travel and overnight stays.
  • Ability to lift or move up to fifty (50) pounds.
  • Ability to work outdoors in temperatures above 90 degrees or below 32 degrees Fahrenheit.
  • Mobility and flexibility to work in confined spaces and use ladders to heights more than 8 to 9 feet.
  • Ability to stand or walk for long periods of time with frequent bending, lifting, and climbing.
  • Hearing and visual ability to observe and detect signs of emergency situations.
  • Fluency in English both verbally and non-verbally.
