We're looking for an exceptional property leader to join Bromford Flagship LiveWest as our Regional Director Property (East).

Every property decision affects a customer, a family and a community. This senior enterprise role provides the opportunity to shape those decisions across approximately 33,000 homes and 70,000 customers.

This is an Enterprise Leadership role within BFL, and as Regional Director Property (East), you will set the strategic direction for regional property services, ensuring homes are safe, sustainable, well maintained and able to meet customers’ changing needs. You will lead major investment and service decisions, influence the wider direction of the organisation and build a high-performing property operation that combines strong customer outcomes with financial and environmental sustainability.

You will join a large, purpose-driven organisation at a pivotal point in its development, with the authority and influence to transform services, strengthen asset performance and create lasting value for customers and communities.

About the Role

As Regional Director Property, you will lead the East region as a strategic business unit, with accountability for asset performance, repairs and maintenance, customer outcomes, regulatory compliance and regional financial performance. You'll work closely with colleagues across customer experience, new homes and regional leadership teams to deliver outstanding services and long-term value from our housing assets.

This role requires someone who can combine strategic thinking with operational excellence, ensuring customers receive high-quality services while driving efficiency, sustainability and commercial performance.

Location: Regional (Candidates should be based within the region or willing to commit to spending significant time within the region)

Hours: Full Time - 37 hpw - Monday to Friday

Contract: Permanent

WHAT YOU'LL BE DOING

• strategic leadership for the East region's property portfolio, ensuring delivery of corporate objectives and customer outcomes.
• lead the development and delivery of regional asset management and investment plans.
• Enterprise-level accountability for repairs, maintenance, planned works, empty homes, major projects and contractor performance.
• management of significant operating and capital budgets, driving strong financial performance and value for money.
• use asset intelligence and performance data to inform investment decisions and optimise portfolio performance.
• ensure full compliance with all regulatory, statutory and building safety requirements.
• drive service transformation, innovation and continuous improvement across property operations.
• develop high-performing, customer-focused teams and future leadership capability.
• work collaboratively with regional and executive leaders to deliver Bromford Flagship LiveWest's long-term strategy.

WHAT YOU'LL BRING

We're looking for a proven senior leader who can demonstrate:

• extensive senior leadership experience within social housing, property, asset management, construction, infrastructure or another highly regulated environment.
• a strong track record of leading large operational teams and delivering excellent customer outcomes.
• experience managing significant operational and capital budgets with accountability for financial performance.
• expertise in asset management, investment planning, repairs and maintenance services across complex property portfolios.
• strong commercial acumen, balancing customer needs with financial sustainability and organisational priorities.
• experience leading transformation programmes, service redesign and organisational change.
• excellent stakeholder management skills, with the ability to influence at Executive, Board and partnership level.
• strong knowledge of housing regulation, compliance, health and safety and building safety requirements.
• degree-level qualification or equivalent professional experience in Housing, Property, Surveying, Construction, Asset Management, Engineering, Business Management or a related discipline.
• evidence of ongoing professional and leadership development.
• full UK driving licence and the ability to travel throughout the East region.
