Job Description

DUTIES AND KEY RESPONSIBILITIES

  1. Train all new and existing Directors of Maintenance initially and for ongoing skills and knowledge development.
  2. In coordination with the Executive Director/General Manager, monitor Director of Maintenance’s activity to ensure they are in compliance and performing to standard.
  3. Meet with Directors of Maintenance on regular basis to discuss any challenges they may have and discuss ways to overcome obstacles as well as to discuss new ideas to implement in communities and keep ED/GM informed.
  4. Maintain current departmental policies and procedures and assist with developing and implementing new practices.
  5. Assist and support community with state inspection preparation.
  6. Support all functions of a new community start up:
  • Assist with hiring, orientation and training
  • Receive, organize and store equipment and supplies
  • Organize and set up office, files and programs
  1. Support properties during staffing challenges:
  • Cover Director of Maintenance vacancies, fulfilling all responsibilities
  1. Maintenance and repair of all total property systems and equipment using skills in: HVAC, electrical, plumbing, carpentry etc.
  2. Maintenance and repairs on grounds and outside areas of building, including and not limited to: sprinkler system, outside lights, driveway and parking lots, roof and pool.
  3. Maintain an up-to-date repair record on all equipment and maintain an up-to-date work list for the job and ensure all work is completed in a timely and effective manner with respect to assigned priorities.
  4. Maintain inventory needed for maintenance, repair and supplies.
  5. Perform all maintenance and repairs in accordance with Federal, State and local OSHA standards.
  6. Travel between multiple locations throughout the day.
  7. Respond to maintenance emergencies at any time needed.
  8. Assist with other duties as requested by administration, VP of Environmental Services or COO.

QUALIFICATIONS

  • High School diploma or equivalent.
  • HVAC certification preferred.
  • Must demonstrate skill in all phases of building and equipment maintenance, cleanliness and repairs to meet the various needs within the environmental department and within the entire region.
  • A minimum of eight(8) years’ experience with documented evidence of varied skills and abilities.
  • Willingness to travel between Long Island, Westchester and New Jersey locations, daily.
  • Ability to work independently without supervision a must.
  • Ability to communicate in a professional manner with all levels of organization.
  • Must be able to speak, read, and write in English, which is the predominant language of a majority of our residents.
  • Must be emotionally, mentally and physically able, with or without reasonable accommodations, to provide required services to residents, including verbally communicating with residents.
  • Must be able to listen attentively to residents' requests and preferences, ensuring exceptional customer service.
  • Availability to be on call as needed during evening/weekend hours.
  • Clean driver’s license and willingness to obtain commercial driver license (CDL), if required.
