  • Provide regional oversight for the planning, coordination, and execution of new branch construction, renovations, adaptations, relocations, refurbishments, ATM kiosks and galleries, cladding works, and other property improvement projects. Monitor AGSMs and relevant project teams to ensure timely delivery, quality assurance, adherence to approved specifications, scope, budgets, and effective handover for operational take-off.
  • Oversee preventive and corrective maintenance for civil infrastructure, including roof repairs, ceiling replacements, counters, tiling, septic systems, canopy installations, and branch repainting. Supervise vendors and contractors handling building maintenance and ensure adherence to SLAs.
  • Supervise and ensure the maintenance and installation of critical systems, including generators, transformers, inverters, batteries, UPS, CCTV, fire systems, panic alarms, and air-conditioning units. Promote operational efficiency and enhance the branch/SBU support experience through timely service delivery.
  • Coordinate and monitor lease renewals, property-related negotiations, acquisitions, relocations, and other real estate matters within the region in collaboration with the Real Estate Team, Legal, AGSMs, landlords, and other relevant stakeholders.
  • Provide oversight responsibility for the prompt processing and payment of statutory bills, including land use charges, ground rent, tenement rates, TV/radio licences, and other federal, state, and local government levies. Ensure appropriate documentation, validation, and regulatory compliance.
  • Lead space optimization exercises and review designs to ensure efficient utilization of branch and SBU spaces within the assigned region in line with evolving operational needs and service models.
  • Prepare and coordinate periodic regional General Services reports and dashboards covering project status, maintenance activities, expenditure, vendor/SLA performance, outstanding issues, operational risks, statutory obligations, and AGSM performance. Highlight material exceptions and recommend appropriate interventions to senior management.
  • Conduct mandatory regional branch visitations for project monitoring and quality inspections. Assess compliance with Bank standards, review contractors' work quality, escalate issues where necessary, and recommend appropriate resolutions.
  • Monitor all ongoing General Services construction and property-related projects within the assigned region, including new branches, branch adaptations, relocations, face-lifting projects, and improvements to other Bank properties. Ensure AGSMs and project teams maintain quality standards and escalate deviations relating to scope, cost, quality, or timelines.
  • Oversee the implementation and enforcement of Service Level Agreements (SLAs) for Bank equipment with approved vendors across the region.
  • Coordinate and monitor the activities of relevant functional teams involved in new branch openings, relocations, and refurbished branch take-offs within the region.
  • Direct and report on pre-vacation inspections, lease surrender arrangements, and negotiations of redecoration fees with landlords of closed or relocated branches, in collaboration with the Real Estate Team at Head Office.
