You’ll partner with Division Presidents and cross-functional leaders, align teams around the highest-impact priorities, and build smarter, more scalable ways of working across Austin, Dallas, and Houston. The right leader brings experience in homebuilding, influence without ego, moves comfortably from strategy to execution, and drives outcomes through relationships, insight, and accountability. Responsibilities

The Regional Director, Marketing & Strategic Partnerships is responsible for providing strategic and marketing leadership across the Texas region, serving as a key advisor to Division Presidents, local Division marketing/sales teams and the National Vice President of Marketing to drive growth, market performance and organizational alignment. This role leads the development and execution of regional marketing strategies, ensures alignment with divisional business plans and establishes scalable processes and best practices across Austin, Dallas and Houston. The Region Director leverages market intelligence, consumer insights and performance analytics to influence business decisions, improve operational efficiencies and maximize ROI.

This role requires a proven track record of leading high-performing teams, driving organizational alignment and building strong partnerships across all levels of the business. The ideal candidate possesses exceptional strategic planning and execution capabilities, has experience with influencing stakeholders and the ability to translate vision into actionable plans that deliver measurable business results. A demonstrated ability to identify opportunities for operational efficiencies, streamline processes and implement scalable solutions across multiple Divisions. A key responsibility is leading change management initiatives that enhance organizational effectiveness, improve cross-functional collaboration and drive the adoption of streamlined processes, tools and best practices across multiple divisions.

Success in this role requires influencing and aligning diverse stakeholders, leading cross-functional initiatives and driving projects from concept through execution while ensuring accountability and results.

Strategic Partnership – Regional – 25%

  • Operate as a trusted strategic advisor to Division Presidents, providing marketing recommendations that support divisional business plans
  • Identification, alignment and communication regarding key priorities and initiatives to drive desired results
  • Development and effective implementation of high-level strategies and process improvements/streamlining
  • Partner with division and executive leadership to align marketing priorities, investments, and initiatives with corporate goals
  • Identify and elevate challenges and opportunities on a broad scale ; develop strategic plans to mitigate challenges on a divisional and region level; lead and drive the adoption and effective execution across the region in collaboration with future corporate marketing and Presidents
  • Serve as strategic partner and provide guidance to Division leadership (Sales, Marketing, Ops, Finance) based on data analysis and the consumer perspective
  • Develop and execute consistent and strategic communication to key stakeholders, providing regular updates regarding key initiatives, regional milestones and metrics

Cross-Functional Leadership – 25%

  • Develop strong partnerships with Sales, Marketing, Ops and Finance to align strategies and improve business outcomes
  • Guide and direct annual budget development process to create an optimal budget for each division to support the business plan goals
  • Monitor budget to actual on a monthly basis
  • Quarterly forecasting
  • Recommendations for adjustments as needed based on market conditions and results
  • Lead cross functional planning efforts to support community launches, growth initiatives and consumer/agent engagement
  • Foster collaboration among divisions to share best practices, drive innovation and improve organizational effectiveness
  • Travel to divisions on a frequent basis to leverage opportunities and help mitigate challenges within the division (new communities, struggling communities); ensure a positiveconsumer/agent experience and brand consistency
  • Resolve barriers to execution by facilitating alignment among stakeholders and ensuring accountability across teams.

New Community Openings – 20%

  • Lead efforts to improve the new community process by identifying and providing tools, streamlining opportunities and process improvements that give the divisions autonomy while also providing guardrails for the team to be successful
  • Lead and drive process with model merchandisers and other vendors to ensure brand standards are met and to identify opportunities for cost savings
  • Lead and drive process with sales center vendors and local operation teams to ensure conformation to established ID sets and brand standards; identify opportunities to streamline and reduce costs for future communities
  • Quality walks with leadership team to ensure high standards are met for all community openings

High-Impact Projects & Initiatives – 10%

  • Lead and support national initiatives throughout the year; serve as liaison and partner with corporate marketing, field teams and Green Brick land teams
  • Identify and facilitate region level pricing and vendors for shared services to ensure bulk pricing is utilized
  • Utilize scorecards, dashboards and market intelligence to guide strategic decision making
  • Support annual business planning, forecasting, budgeting and long-term growth initiatives
  • Hands-on review and oversight of all marketing materials (online and onsite) to ensure brand consistency across the region and the company as well as to ensure an optimized consumer experience

Talent Development & Management – 20%

  • Provide strategic leadership, mentoring and coaching to divisional marketing team to strengthen leadership capability and organizational effectiveness. Build organizational capability by ensuring the teams possess the skills, resources and tools need to achieve business plans
  • Lead annual goal-setting process for field marketing team and cascade effectively to regional marketing team members
  • Foster a culture of accountability, innovation, continuous improvement and results-driven performance
  • Promote knowledge sharing and best-practice adoption across divisional marketing teams
  • Drive alignment around company values, strategic priorities and organizational objectives across the region. Lead initiatives that enhance employee engagement and strengthen team connectivity
  • Foster open communication, transparency, empowerment and trust among teams and leadership

Role Boundaries & Coordination - Ongoing

  • Serve as the primary point of contact for divisional/local marketing teams for strategic guidance, resource needs, and escalations; ensure local teams know to route requests appropriately to corporate resources
  • Lead local execution and adaption of enterprise brand standards, campaign frameworks, and marketing toolkits created by Director of Brand Marketing; enforce brand consistency at division level
  • Own operational readiness for new community openings (vendors, merchandisers, sales centers, quality walks); receive campaign/marketing materials and launch strategies from Director of Brand Marketing
  • Oversee total divisional marketing budgets and business plan alignment; coordinate with Digital Marketing Manager who tracks digital/agency-specific budget
  • Lead local of enterprise Realtor/agent engagement program created by Director of Brand Marketing; build and maintain local agent relationships at division level
  • Lead best practice adoption across divisions; receive content/campaign best practices from Director of Brand Marketing and digital best practices from Digital Marketing Manager
  • Utilize performance dashboards and market intelligence for regional business decisions; receive digital metrics from Digital Marketing Manager and campaign insights from Director of Brand Marketing
  • Strategize local marketing events including community events, local sponsorships, grand openings, and broker events; receive enterprise event frameworks from Director of Brand Marketing as applicable
  • Facilitate the coordination of photography, videography, and virtual tour production for communities; ensure alignment with brand standards established by Director of Brand Marketing
  • Support local teams with marketing technology adoption and training (CRM, marketing automation, lead management); escalate enterprise tool needs to Digital Marketing Manager or Director of Brand Marketing
  • Participate in regular coordination meetings with Director of Brand Marketing and Digital Marketing Manager to ensure alignment on priorities, campaign handoffs, and local team need

Supervision of Others: No direct reports. Must be a self-starter.

Authority/Budget/Decision Making/Discretion and Independent Judgment AbilityExercise independent decision-making ability regarding budgets and exercise authority in choosing vendors, critical wording for PR, etc. Full responsibility for all financial and marketing decisions on behalf of the company.

Physical Requirements: Ability to stand and walk for 4 hours straight or up to a full 8-hour day; sit for extended periods; kneel and bend at the waist; walk up and down stairs; walk on unlevel terrain; use hands to finger, handle or feel; reach with hands and arms; talk and hear. Ability to lift and/or move up to 25 pounds. Specific vision ability required by this job include close vision, distance vision, color vision and peripheral vision.

Qualifications

Education:

  • BA/BS in Marketing, Communications, or related field required.

Experience:

  • Minimum 10 years of progressive marketing experience with a national homebuilder.

Competencies:

  • Possess an innate marketing acumen and a passion for the consumer.
  • Adept at managing agency partners and applying best practices in evaluating creative vendor partners.
  • Proven success using database (corporate and 3rd-party) marketing to drive tangible business results.
  • Unafraid to test boundaries, challenge traditional thinking, speak-up and lead-up to drive the business.
  • Highly organized with attention to detail & eye for quality execution yet understands role in big picture.
  • Outstanding written and verbal communication skills, as everything about this role is consumer-facing.
