Job Description

WECU is seeking a Real Estate Loan Servicer to join our team located in Bellingham, Washington. In this role you will deliver a high-quality member experience by providing efficient, accurate, and timely real estate loan servicing. This role is responsible for responding to member and internal inquiries, ensuring loan accuracy, and maintaining compliance with all regulatory and organizational requirements. The Real Estate Loan Servicer demonstrates strong attention to detail, effective communication, and a commitment to service excellence while supporting all aspects of the loan lifecycle from onboarding through payoff and servicing.

Responsibilities:

  • Onboard all consumer real estate loans from the origination system to the core system.
  • Review loan approvals, closing conditions, and title requirements for completeness and accuracy.
  • Audit loan document packages to ensure proper signatures, dates, and notarizations.
  • Balance transactions with escrow companies or internally and fund loans according to closing instructions.
  • Review and approve outgoing wires related to real estate loan funding and disbursements.
  • Ensure post-closing conditions are satisfied, including receipt of final title policies and recorded deeds of trust.
  • Perform quality control reviews on newly funded and modified loans.
  • Review final title policies to confirm lien position and accuracy.
  • Monitor document transfers across systems and conduct regular audits for data integrity.
  • Provide accurate payoff statements and loan verifications to members and third parties.
  • Ensure loan payments are properly applied in compliance with mortgage servicing regulations.
  • Respond to members and internal inquiries via phone, email, mail, and ticketing system within service level standards.
  • Release liens upon loan payoff in accordance with policy and regulations.
  • Maintain escrow accounts and ensure timely payment of property taxes, insurance, and mortgage insurance.
  • Track and maintain documentation for taxes and insurance coverage; address delinquencies and deficiencies.
  • Manage insurance reporting, uploads, force-placement, and insured loss event claims.
  • Provide backup support for construction loan administration, including processing draw requests and ensuring required inspections, lien waivers, and documentation are complete.
  • Review and validate draw amounts to confirm alignment with completed work prior to disbursement.
  • Assist with the timely and accurate conversion of construction loans to permanent financing.
  • Assist with preparation and transfer of loans for sale to secondary market investors.
  • Ensure proper servicing setup and remittance of principal and interest payments.
  • Review and submit investor reports (e.g., USDA, VA) and reconcile servicing portfolios with the general ledger.
  • Adhere to all applicable federal and state regulations, including BSA, AML, CIP, CDD, HPA, and Reg X.
  • Perform OFAC checks using Verafin and report suspicious activity appropriately.
  • Maintain the confidentiality and security of loan files at all times.
  • Complete required compliance training and stay informed on policy updates.
  • Maintain accurate loan files and supporting documentation in retention systems.
  • Scan, upload, and manage documents across platforms.
  • Prepare correspondence, procedures, and internal documentation as needed.
  • Assist other teams (Collections, Construction Lending) during high volume or coverage needs.
  • Support onboarding and training of new team members and cross-train staff as needed.
  • Participate in team meetings and contribute to continuous improvement efforts.
  • Perform other duties assigned by management.
  • Support departmental goals while maintaining service excellence and compliance standards.

Qualifications:

  • High school diploma or equivalent; strong foundational skills in reading, writing, math, and reasoning.
  • Minimum of two (2) years of experience in mortgage servicing, real estate lending, or a related field with similar responsibilities, or equivalent knowledge.
  • Working knowledge of mortgage servicing processes, real estate lending, and regulatory compliance requirements preferred.
  • Strong attention to detail with a high level of accuracy in processing complex information and transactions.
  • Excellent communication and customer service skills, with the ability to interact professionally in person, by phone, and in writing.
  • Demonstrated ability to collaborate effectively with team members and work independently in a fast-paced environment.
  • Strong organizational and time management skills, with the ability to manage multiple priorities and meet deadlines.
  • Proficient computer skills, including experience with data entry and system navigation.
  • Sound judgment, problem-solving, and analytical skills, including the ability to interpret financial data and develop solutions.
  • Ability to understand, follow, and clearly communicate complex policies, procedures, and instructions.
  • Ability to maintain focus, accuracy, and productivity while handling detailed and repetitive tasks.
  • Working knowledge of credit union products, services, policies, procedures, and service philosophy.
  • Awareness of safety and security procedures, including protocols for emergency situations.

COMPENSATION:

The salary range for this position is from $25.20 to $35.58 per hour.
