Role Purpose
The Real Estate Leader – Americas is responsible for defining and executing the real estate strategy across the Americas region, aligned with global Workplace and business objectives. This role provides strategic leadership for owned and leased real estate assets, including portfolio optimization, transactions, site selection, space strategy, and governance. The position acts as a key business partner to regional and global leadership, ensuring that real estate decisions support growth, cost optimization, compliance, and long-term business needs.
Key Responsibilities
Strategy & Portfolio Leadership
Develop, maintain, and execute the regional real estate and portfolio strategy aligned with global Workplace and business strategies.
Optimize the real estate portfolio by aligning demand forecasts with building supply, evaluating long-term lease decisions within an integrated portfolio plan.
Lead space strategy, occupancy planning, and footprint optimization, ensuring alignment with business growth, technology shifts, and organizational changes.
Provide input to global real estate and workplace strategy development.
Lead complex negotiations with landlords, developers, and counterparties to secure optimal commercial and risk outcomes.
Transactions & Project Development
Lead and oversee all real estate transactions, including acquisitions, dispositions, leases, renewals, usufruct and built-to-suit projects.
Develop project proposals for property acquisitions and leases, including financial, strategic, and risk assessments.
Perform and oversee site selection activities in support of new investments, expansions, or consolidations.
Ensure all transactions comply with EH&S, legal, financial, quality, schedule, and business requirements.
Merger, Acquisition & Divestiture Support
Act as the regional real estate lead supporting mergers, acquisitions, divestitures, and restructuring activities.
Evaluate real estate implications of corporate transactions and support execution plans for separation, integration, or exit strategies.
Governance, Compliance & Asset Management
Ensure effective governance of owned and leased assets, including document regularization, regulatory compliance, and asset data integrity.
Oversee property-related legal, tax, and regulatory processes in partnership with Legal, Tax, Treasury, EH&S, Controllership and Finance teams.
Maintain accurate and compliant real estate documentation and asset records.
Financial & Capital Planning
Lead capital and expense planning for real estate strategic initiatives.
Support budget development, cost controls, business case preparation, and long-range financial planning related to real estate.
Drive value creation through cost optimization, portfolio rationalization, and lease negotiations.
Stakeholder & Vendor Management
Serve as the primary geography, business, and functional liaison for real estate strategic initiatives.
Build strong partnerships with business leaders, site leaders, and corporate functions.
Manage relationships with external vendors, including brokers, appraisers, consultants, developers, and property owners.
Data, Tools & Reporting
Maintain and leverage global and regional real estate databases and portfolio management tools.
Provide regular portfolio, transaction, and strategy reports to regional and global leadership.
Use data and analytics to support decision-making and scenario planning.
Leadership & Team Management
Influence and coordinate cross-functional teams without direct authority.
Promote best practices, knowledge sharing, and continuous improvement across the region.
Scope of Responsibility
Geographic Scope: Americas (North America, Latin America, and other assigned sub-regions)
Accountability for regional owned and leased real estate portfolio, including offices, industrial, R&D, and other facilities as applicable.
Direct and indirect management of real estate professionals and leveraged support teams.
Required Qualifications
Bachelor’s degree in Real Estate, Property Management, Engineering, Architecture, Business Administration, Facilities Management, or a related field.
Significant experience in real estate portfolio management, transactions, and space strategy within a multinational environment (5+ years).
Strong knowledge of real estate markets, lease negotiations, acquisitions, and dispositions.
Proven ability to lead complex, multi-country portfolios and strategic initiatives.
Demonstrated experience partnering with senior leaders and cross-functional teams.
Strong negotiation, analytical, and decision-making skills.
Fluency in English and Portuguese are required; Spanish is highly desirable.
Preferred Qualifications
MBA or advanced degree in Real Estate, Finance, Business, or related field.
Experience supporting M&A, divestitures, or large-scale restructuring programs.
Strong understanding of regulatory, legal, tax, and compliance aspects of real estate in the Americas.
Experience in manufacturing, R&D, or complex facilities environments.
Travel Requirements
Up to 25%, depending on business needs.
