Role: Project Quantity Surveyor

Client: Tier 1 Main Contractor

Essentials: 5+ Years with Main Contractor in Ireland/UK on projects valued at €/£10m+, Degree in Quantity Surveying or Construction Economics, experience with Cubit, Cost X or similar

Location: Cork - split between office & site based

Salary: €65,000 - €80,000

Package: Company car/car allowance, pension (7.5%), discretionary bonus, 26 days annual leave, income protection, life assurance, hybrid working

Progression: Senior Quantity Surveyor

Reporting to: Contracts Manager

One of Ireland's leading main contractors, known for delivering multi-million-euro projects across Ireland and the UK, is seeking an experienced QS to join their award-winning Cork-based team. This role will see you work on high-profile, high value construction projects, providing a dynamic and rewarding environment for you to push your QS career forward.

Key Responsibilities

• Prepare project cash flow forecasts and align procurement schedules with the contract and internal target programmes.
• Prepare tender packages, identify suitable subcontractors and manage the tender process, including remeasuring trade packages and maintaining procurement trackers.
• Analyse and compare tenders, review pricing and exclusions, meet shortlisted subcontractors and assess alternative materials and value engineering opportunities.
• Carry out subcontractor checks covering financial stability, resources, health and safety, quality and regulatory compliance before appointment.
• Manage subcontractor appointments, including contract documentation, pre-contract meetings, order setup, payment details and collateral warranties.
• Track and assess subcontract variations and change orders, review their cost and contractual impact, and maintain records while coordinating with the project and design teams.

Requirements

• At least 5 years’ experience with a main contractor in Ireland or the UK, including work on construction projects valued at €10m/£10m or above.
• Degree in Quantity Surveying or a related discipline
• Strong knowledge of subcontract procurement, tender analysis, contract documentation and cost management.
