& Objectives
Direct accountability: The individual is directly accountable for project quality and commissioning, serving as an
on-site construction commissioning and quality manager delivering a hyperscale data center
Minimum 8 years of total experience in construction
Minimum 5 years of management experience in mission critical projects’ construction environment which shall add into the total 8 years of minimum construction experience noted above
Programs oversight: Manage owner’s site-based quality control and quality assurance programs, and ensure the
general contractor is executing on this program effectively
Operations integration: Lead owner’s general contractor strategically and integrate with owner’s operations team
to deliver the program's goals and deliverables
QCx challenges and ideal future state guidelines management
Drive QA, QC, & Cx standardization across quality management on-site
Mitigate constraints arising from through project execution specifically through unknown information during
on-site commissioning phases
Proactively handle fast faced execution through experience & knowledge brought from previous projects & best
Core Responsibilities:
Quality control staff management: Manage the quality control staff and al specialty subcontractor inspection
entities to ensure a l disciplines comply with applicable owner, architect, contract specifications, codes,
regulations, and requirements
Primary liaison: function as the primary point of contact and liaison with the owner for al quality control and
commissioning related issues
Records management: Implement and manage the keeping of al quality control records and ensure that
required reporting is accomplished.
Audits planning: Plan, schedule, and coordinate (preparatory, initial, and follow-up) to ensure a l required audits
and inspections are performed and documented. Carry out Internal Audits at site as scheduled in the project
quality plan (PQP) if one is available and required
Corrective action catalyst: Report results to the respective superintendent(s) in an expeditious manner and act
as a catalyst for follow-up corrective actions and re-inspection when deficiencies are discovered
Safety collaboration: Assist project safety coordinator to implement and manager safety programs and practices
to create a safe and healthy work environment
Key Activities & Deliverables
Submittal log management: Create, update, and maintain the project submittal log and al other project-specific
quality control reports
Shop drawing reviews: Review shop drawings and submittals for conformance with project specifications
QC meetings: Chair and document weekly QC meetings with the general contractor and subcontractor
superintendents
Daily QC reporting: Provide written daily QC reports (if needed) that reinforce activities being constructed to
each specific project's established standard and constructively manage non-conformances
Definable features meetings: Conduct preparatory, initial, and follow-up meetings to establish an understanding
of the standards of care desired for each definable feature of work. Verify that checklists are used and signed off
prior to placement of concrete, steel, and other similar items of work
Materials verification: Verify and document that a l materials received for the project conform to approved
submittals
Periodic inspections: Conduct periodic follow-up inspections to verify that work is proceeding in accordance
with the contract documents and approved submittals
Inspections documentation: Document final inspections and acceptance of the works and various phases
Program initiatives support: Support the quality & commissioning team in al corporate owner program initiatives
and meetings
Vendor relationship management: Assist in managing and tracking the owner's vendor partner selection and
relationships
Technical consistency processes: Assist the owner & trade partners’ QCx team to develop and implement
processes to ensure technical consistency and documentation of the QCx program
Metrics & dashboards: Manage QCx reporting and dashboards and develop/maintain key performance metrics.
Commissioning scripts: Write commissioning and construction quality test scripts for Level 1 through Level 5
commissioning
Data collection analysis: Support the owners’ program Cx manager in data collection, recordation, and analysis
Commissioning SME: Act as the subject matter expert (SME) relating to commissioning of electrical and power
distribution systems within the data center
Cx process monitoring: Monitor existing on-site Cx processes for consistency and adherence to owner
expectations
Lessons learned implementation: Dive into lessons learned and implement changes
BIM issue resolution: Support daily monitoring and resolution of BIM issues
Vendor inspection coordination: Facilitate timely inspections by owner vendors and general contractor vendors
to ensure the project schedule is met
Program plan reviews: Review vendor and GC quality and commissioning program plans to ensure conformance
with owner standards and specifications
Commissioning meetings: Facilitate regular meetings during the project, specifically during the commissioning
process, to ensure design specifications are followed, resolve conflicts, and facilitate construction
Checklist templates dissemination: Support the dissemination process of checklist templates to the
commissioning agent (CxA) and GC. Help set up and review scripts
Key Inputs, Dependencies & Tool Requirements
Workflow tools: Autodesk construction cloud (ACC), BIM360, AODocs, and shared drives
Cross-functional contacts: electrical engineer (EE), mechanical engineer (ME), engineer of record (EOR), owner's
representative project manager (ORPM), and quality control & commissioning technical program manager (QCX TPGM)
Technical Materials: commissioning library (Cx Library), technical drawings, specifications, and previous site
quality plans
Schedule Tools: Master SOW timeline, milestone schedules, and general contractor schedule logic
Address site-specific challenges of dealing with knowledge brought to the current project from previous sites,
establishing clear expectations on how the current site executes quality control
Monitor and mitigate constraints of OFE Submittals not being available during the time of quality and
commissioning on site
Preferred Education and Experience:
Education: BS in Construction Management, Engineering, QS, Architecture, or related field
Experience: 4+ years of experience Project Management, engineering, or construction management
Preferred Certification: CCM, PMP, PE, AIA, LEED

The salary range for this full-time role is $115,700.00-$161,966.69 per year. Ranges are determined based on the position, geography, client and industry experience and level, and represent a good faith effort to provide a fair and equitable salary. This range reflects base salary only, and not the total compensation package. Cumming Group reserves the right to pay more or less than the posted range, depending on a candidate’s experience, skills, and qualifications, including client requirements.
