
Primary Responsibility: As an integral member of the Service Team, the Punch Tech primarily completes service requests, performs punch-outs, and performs preventive maintenance as directed by the Service Manager.
Specific Duties and Responsibilities:
A. Punch-Outs
1. Perform make ready of vacant apartment homes as directed by the Service Manager which may include maintenance, painting and/or cleaning tasks.
2. Complete the “Apartment Punch-Out Maintenance Report” accurately and provide to the Service Manager upon completion of all punch items and/or updates in Yardi with the mobile devices.
3. Report any utility outages immediately to direct supervisor
B. Service Requests
1. Complete service requests as directed by the Service Manager.
2. Log and complete requests on mobile devices.
3. Make Service Manager aware of any concerns noted in apartment homes that may require follow-up when completing service requests.
C. Preventative Maintenance
1. Perform preventive and routine maintenance tasks as directed by the Service Manager.
D. Grounds
1. Walk exterior of property from front to back picking up any trash, cigarette butts, cans, bottles, and other material daily.
2. Run compactor as needed if applicable.
3. Empty trashcans at mail house, laundry room, pool area, etc., as applicable, daily.
4. Regular cleaning of trash rooms and or pressure washing as applicable of compactor rooms.
5. Maintain, clean, and organize storage areas under direction of Service Manager.
6. Ensuring amenities and common areas are clean and free of trash and debris including but not limited to gazebos, playgrounds, mail centers, breezeways, trash/compactor etc.
7. Report any vandalism, broken windows, broken lights, broken/inoperable doors and or gates identified during daily walks.
E. Painting/ Pressure Washing
1. Keep curbs and speed bumps painted neatly.
2. Paint Handrails.
3. Pressure wash porticos, breezeways, sidewalks, trash pads and all other applicable surfaces.
F. Pool
1. Daily clean and organize pool area and furniture where applicable.
G. Evictions
1. May be required to help move residents’ furniture and personal belongings during any evictions.
H. Trash-Outs
1. Will be required to help remove trash out apartments after the resident has moved out.
I. Back Blower
1. Use and maintain a back blower to blow streets, parking lots and breezeways.
J. Storm Drains
1. Check and clean storm drains as needed.
K. Occasional Duties
1. Occasional duties outside of the routine work may be assigned by Property or Service Manager.
2. Provide additional services during times of inspections.
3. Rotation for grounds on weekends.
4. May be requested to help at other properties including “On Call”.
L. Internal Policies
1. Follow and adhere to all company policies including Life/Safety, Mold and Mildew, Uniforms, Bedbugs etc.
2. Adhere to the handheld telephone policy and ensure phone is charged and operational daily.
Experience/Qualifications:
A. Previous Work Experience
1. Prefer a minimum of one year of experience in apartment maintenance.
2. Experience in dealing with the general public is helpful.
B. Education/Training
1. Trade school courses in HVAC, electricity, plumbing, etc., preferred.
2. High School diploma or GED
3. Good writing skills required for filling out work orders
C. Physical/Health/Schedule
1. General good health with the ability to climb ladders, enter attics, move appliances, and perform other normal activities associated with apartment maintenance.
2. Personal grooming, dress, and appearances in keeping with normal expectations for maintenance professionals.
3. Can assist Community Manager and/or Assistant Manager in all duties, which he/she may be assigned which may include flex hours outside of published office hours.
D. Continuing Education
1. Successful completion of all in-house training programs related to the service level as defined in the IPM Management Service Policies and Procedures manual.
