We are looking for an experienced, motivated Property Tax Manager to join our team and take the lead on real and personal property tax functions across multiple states and local jurisdictions. Salary range: $78k–$103k based on experience

Responsibilities

• Manage and oversee the accurate and timely preparation, filing, and payment of multi-state and local real and personal property tax returns, including renditions and asset filings
• Oversee property tax assessments and valuations; identify opportunities for reductions and lead the appeal and protest process to minimize tax liabilities
• Manage property tax audits, inquiries, and notices from taxing jurisdictions, including gathering documentation, preparing responses, and negotiating resolutions
• Maintain and review fixed asset records and property tax data to ensure accuracy and alignment with financial reporting
• Conduct research on property tax laws, assessment methodologies, and legislative changes; provide guidance to leadership on tax implications affecting stores, fuel locations, and real estate holdings
• Partner cross-functionally with Real Estate, Construction, Accounting, and Operations teams to ensure proper tax treatment of new store builds, acquisitions, disposals, and remodels
• Develop, implement, and maintain internal controls and processes to ensure compliance with property tax regulations and company policies
• Lead and develop team members by recruiting, training, assigning, coaching, and evaluating performance; establish clear expectations and support professional growth
• Monitor property tax accruals and expenses; support financial reporting, budgeting, and forecasting activities related to property tax obligations
• Interface regularly with external consultants, assessors, and government authorities, as well as internal leadership across the organization
• Other duties as assigned

Qualifications

• Bachelor’s degree in accounting, finance, real estate, or a related field preferred
• Minimum of 7+ years of progressive experience in property tax, with at least 2+ years in a leadership or supervisory role
• Strong knowledge of real and personal property tax regulations, assessment processes, and valuation methodologies across multiple jurisdictions
• Experience within retail, convenience store, fuel, or multi-location environments preferred
• Proficiency in Microsoft Office products (Excel, Word, Outlook), including advanced Excel skills (e.g., VLOOKUPs, pivot tables)
• Experience with property tax software or fixed asset systems is a plus
• Ability to manage multiple priorities and meet tight deadlines in a fast-paced environment
• Strong analytical, organizational, and problem-solving skills
• Excellent verbal and written communication skills, with the ability to convey complex tax concepts to non-tax stakeholders
• Detail-oriented with strong time management and project management capabilities
