Company Overview

Our client is a small property management company that looks after rental homes in Davis and Woodland, California, for individual owners. It's been running since 2008 with a team of 5 to 10 people, and the owners still run it day to day.

It keeps pricing simple for owners: showings, tenant placement and vendor visits are part of the service, not extra charges. That only works when someone on the ground keeps leasing, inspections and repairs moving, which is this role.

Your Role

You'll run the day-to-day for the company's rental homes: showing units and signing leases, walking units at move-in and move-out, coordinating repairs with vendors, and keeping tenants and owners informed. You'll report to one of the owners, who steps in on anything that affects an owner's money or a tenant dispute that could grow.

Most of the work is on site across Davis and Woodland, with some admin possible from home. Davis is a college town, so move-outs and move-ins tend to bunch up around the academic year.

Success looks like condition reports and deposit returns that hold up if anyone questions them, and repair requests that get closed rather than just scheduled.

You'll:

• Show rental homes and answer applicants' questions
• Screen applicants, then prepare and sign leases
• Walk units at move-in and move-out and write the condition reports
• Work out security deposit returns from the condition report
• Take maintenance requests, dispatch vendors and follow up until the job is done
• Handle rent issues and send notices to tenants
• Keep owners updated on their properties, repairs and costs

You Bring:

• An active California DRE real estate license
• Hands-on experience in residential property management or leasing, covering a good part of the work above
• Clear, careful writing for notices, condition reports and owner updates
• Comfort working on site across Davis and Woodland for showings, inspections and vendor visits

Bonus Points:

• Security deposit dispositions under California rules
• Experience in a college-town or other seasonal rental market
• Property management software, or tenant and owner portals
• Time at a small, owner-run company
• Working Spanish for tenant conversations
• Using AI tools to draft notices or reports
