The Property Manager will oversee rent collection, enforce payment deadlines, and manage fees and fines for the entire portfolio. This position will initiate and complete move-out procedures on a monthly basis, ensuring all necessary steps are followed for a seamless transition. As the first point of contact for residents with payment issues, this position will be responsible for communicating late payment notices and eviction procedures when necessary. Additionally, the Property Manager will work closely with key staff to resolve resident issues and complaints, ensuring a positive living experience for all tenants. This role will also involve maintaining accurate digital and written records, updating and organizing reports for the assigned portfolio, and ensuring compliance with company policies.
Key Responsibilities:
- Collect rent and other payments from residents in a timely manner, ensuring enforcement of fees and fines if applicable.
- Manage and complete move-out procedures on a monthly basis, ensuring a smooth transition for both residents and the property management team.
- Serve as the primary point of contact for delinquent residents, effectively communicating late payment notices and eviction alerts in a professional manner.
- Address and resolve resident issues and complaints in collaboration with key staff members, ensuring high levels of satisfaction and retention.
- Regularly update and maintain comprehensive reports for the assigned property portfolio, ensuring accurate and up-to-date information.
- Maintains accurate written and digital records and schedules
- Assist with any additional daily tasks related to the management and upkeep of assigned portfolios as required, ensuring the continued success of property operations.
- Any other duties as assigned by management.
Required Qualifications, Skills &
Experience:
- Active TX Real Estate License.
- 2-3 years of property management experience required, with a strong preference for Single-Family Residential portfolio management.
- 3+ years of leadership experience, overseeing both field and office-based teams, with a proven ability to manage, coach, and develop staff across multiple functions.
- Comprehensive understanding of TX real estate law and property management practices, including compliance requirements, leasing regulations, rent collection procedures, and tenant relations.
- Understands and complies with Federal Fair Housing laws and regulations
- General knowledge of balancing tenant ledger accounts
- Conflict resolution skills required to resolve issues
- Critical thinking and problem-solving skills
- Excellent verbal and written communication skills
- Ability to maintain company or resident information confidential
- Ability to work in a team setting and communicate effectively with associated departments
- Proficient in Google Suite, Microsoft Office Excel, PowerPoint, and Word
- Propertyware and Salesforce knowledge preferred, but not required
Physical Requirements:
- Prolonged periods of sitting at a desk and working on a computer.
- Must be able to lift up to 15 pounds at times.
