Job Description

Our client, a well-established organization in the real estate sector, is looking for a proactive and experienced Property Management Manager.

Reporting to: Chief Operations Officer (COO)

Job Purpose Summary:

The Property Management Manager is accountable for the overall financial, commercial, and operational performance of the Company's real estate portfolio. The role focuses on driving revenue optimization, occupancy performance, tenant retention, and asset value enhancement, while providing strategic direction, governance, and oversight of property management operations.

The position ensures that all operational activities are aligned with business objectives, financial targets, and approved policies, while maintaining strong coordination with internal stakeholders and external partners.

Detailed Roles & Responsibilities:

Property Performance & Revenue Optimization:

  • Own and drive the overall revenue performance, occupancy levels, and profitability of the Company's real estate portfolio.
  • Develop and implement commercial strategies to maximize rental income and asset utilization.
  • Monitor performance against approved budgets and targets and take corrective actions where required.
  • Identify opportunities to enhance asset value, competitiveness, and market positioning.
  • Oversee portfolio performance and provide strategic direction to improve overall returns.

Financial Management & Receivables Oversight

  • Oversee rental collections, receivables, and aging performance across the portfolio.
  • Ensure effective monitoring and control of credit risk exposure.
  • Approve payment plans, restructuring proposals, and tenant financial arrangements.
  • Support budgeting, forecasting, and financial planning related to property operations.
  • Ensure accuracy and integrity of financial reporting in coordination with Finance.

Leasing Strategy & Commercial Governance

  • Define and oversee leasing strategies, pricing approach, and occupancy targets.
  • Approve key leasing terms, exceptions, and commercial negotiations.
  • Monitor leasing performance and ensure alignment with market positioning and business objectives.
  • Oversee leasing pipeline performance and conversion efficiency at a portfolio level.

Tenant Relations Strategy & Service Governance

  • Define and oversee tenant experience standards, service quality frameworks, and retention strategies.
  • Monitor tenant satisfaction, retention rates, and service performance KPIs.
  • Lead engagement with key tenants and handle high-level or sensitive tenant matters when required.
  • Ensure consistent implementation of community policies and tenant management frameworks.

Operational Oversight & Performance Management

  • Oversee property management operations through the Head of Property Management.
  • Ensure effective execution of operational plans, service delivery, and leasing activities.
  • Monitor operational performance and ensure alignment with approved standards and objectives.
  • Address critical operational issues and provide direction for resolution

Governance, Compliance & Risk Management

  • Ensure compliance with lease agreements, legal requirements, and internal policies.
  • Establish and enforce governance frameworks for property management operations.
  • Monitor and mitigate financial, operational, and contractual risks.
  • Act as the final authority on property management matters prior to escalation to the COO.

Coordination with Facility Management & Internal Stakeholders

  • Ensure alignment with Facility Management through performance monitoring and service level oversight.
  • Coordinate with Finance, Legal, and other departments on strategic and operational matters.
  • Ensure effective collaboration to support leasing, tenant satisfaction, and operational efficiency.

Reporting & Strategic Support

  • Prepare and present operational and financial performance reports to senior management.
  • Provide insights and recommendations to support decision-making and business strategy.
  • Support the COO in driving strategic initiatives and portfolio optimization plans.
  • Maintain transparency and accountability in performance reporting.

Any other task assigned by the direct superior.

Technical / Operational Skills:

  • Property management and leasing operations.
  • Lease administration and tenant management.
  • Knowledge of real estate market dynamics.
  • Financial analysis related to property performance.
  • Contract management and negotiation support.

Professional Skills:

  • Leadership and team management capabilities.
  • Strong communication and tenant relationship management skills.
  • Precision-making ability.
  • Strong organizational and operational coordination skills.

Education & Professional Certificates

Education: Bachelor's degree in real estate management, Business Administration, Finance or Economics, Property Development or Urban Planning.

Certificates: Preferred professional certifications include:

  • Certified Property Manager (CPM).
  • Real Estate Management Certifications.
  • Property Leasing or Asset Management Certifications.

Computer Literacy: Computer literate.

Proficiency in property management systems and MS Office.

Languages English fluent. Arabic is preferred.

Experience

  • 15 + years of experience in property management, leasing, or real estate operations.
  • Minimum 5 years in a managerial role overseeing property management.
  • Experience managing large residential or mixed-use real estate is preferred.
