Responsible for overseeing and managing the daily operations of a diverse property portfolio. The role will require you tot take a lead role in building and maintaining the relationship with the Client.
Your key objective is to protect the value of the landlord’s investment through proactive property management strategies and ensuring the tenant’s obligations under the leases are carried out.
The role will require regular communication with institutional fund management clients and help lead the implementation of strategic projects, while supporting on-site staff such as Building Managers and Facility Managers deliver them.
Building and maintaining strong professional relationships with clients, tenants and colleagues is paramount to your success. Proactiveness and going above and beyond is expected.
Leading by example, you will assist junior members of the team to resolve complex matters and dispute, helping guide their decision making while encouraging autonomy.
Cross-selling some of our specialist services and utilising knowledge from our Sustainability and Building Surveying teams whilst introducing Placemaking initiatives alongside our Activate team, will help cultivate all the professional services we offer.
–Assist the Client lead with the management of the Client relationship and all portfolio wide matters including monthly fund reporting and quarterly KPI reporting.
–Ensure all rents and service charges are accurately raised and collected in accordance with Client KPI’s.
–Preparation and administration of service charge expenditure and reconciliations.
–Work closely with the Client to establish and maintain strong relationships with tenants, adjacent property owners and local Authorities.
–To work with the Insurance Team on progressing property and public liability claims.
–Working with FM team to ensure all properties are fully compliant with legislation.
–Assisting Clients with due diligence in the acquisition and disposal of properties.
–Undertake regular inspections of properties to ensure tenant compliance with lease obligations in relation to use and maintenance.
–Reading of leases and maintaining accurate data in the property management system.
–Dealing with complex tenant application for consent to assign, sublet and alter.
–Project manage the on/off boarding of new purchases and disposals.
–Any other property management duties as reasonably asked for by the Client.
–MRCIS is preferred or similarly qualified with experience of managing a similar property portfolio.
–Strong Landlord and Tenant knowledge.
–A proactive, practical, and positive approach to work is required with an ability to develop team members.
–Excellent and professional communication skills with an ability to build gravitas with Clients is paramount.
–Be personable with established client facing capabilities.
–Demonstrate authentic passion, ambition, and a strong work ethic.
–Be proficient in the use industry software such as Tramps, Qube, Yardi, Horizon and Re-leased.
