Why This Role Matters:

As the Nashville portfolio scales, residents need someone who keeps homes ready, safe, and running well. As a Property Maintenance Technician, you’ll be the hands-on presence in the market, handling everything from post-renovation repairs and smart home troubleshooting to move-in inspections and occupied maintenance. You’re the person who makes sure a house feels like a home on day one and stays that way.

What You’ll Tackle:

• Complete minor post-renovation repairs and support make-ready and turn work, including punch lists
• Install and troubleshoot smart home technology
• Perform pre-move-in inspections 72 hours before residents arrive
• Schedule and complete occupied maintenance work orders
• Coordinate and conduct move-out walks with residents
• Perform recurring occupancy checks and HOA violation checks
• Handle in-person evictions and lockouts when needed
• Install and remove marketing yard signs
• Keep communities clean and sharp, including trash pickup, dog stations, and power washing
• Communicate with residents promptly and professionally about any outstanding issues
• Review weekly KPIs with the Head of Construction

What You Bring:

• 2+ years of experience in a related role with hands-on residential maintenance
• Comfort with Microsoft Office (Outlook, Excel, Word) and resident or property management systems
• HVAC certification is a strong plus
• A self-starter mindset and the ability to stay effective in a fast-paced, changing environment
• Strong written and verbal communication skills

The Practical Stuff:

• Compensation: $50,000 to $55,000 per year
• Location: Nashville, Tennessee, with daily travel to properties in the market
• Schedule: Monday through Friday, with occasional evenings and weekends as needed
• Tools of the trade: computer, iPad, and standard office equipment
• Physical requirements: lifting up to 50 pounds unassisted; extended bending, walking, kneeling, and stretching; working on step and extension ladders up to 30 feet; working in confined spaces indoors and outdoors in all weather, including dusty or poorly ventilated environments
• All work is performed with safety first, and duties may evolve as the business grows
