Job Description

About the Role

The Property Maintenance Technician is responsible for performing preventive maintenance, repairs, and general upkeep across one or more properties.

Compensation: ($20 to $24 per hour, 40 hours)

Responsibilities:

Maintenance & Repairs

  • Perform general maintenance tasks including janitorial, light electrical, plumbing, carpentry, and painting.
  • Inspect property systems, equipment, and facilities to identify maintenance or safety issues.
  • Respond promptly to emergency and urgent maintenance requests.
  • Conduct preventive maintenance according to established schedules.
  • Document work performed, materials used, and labor hours.

Coordination & Supervision

  • Receive, review, and prioritize maintenance work orders.
  • Coordinate with contractors and service providers to obtain quotes, schedule work, and inspect quality.
  • Ensure all maintenance activities meet company standards and safety regulations.

Planning & Reporting

  • Schedule regular inspections of property systems.
  • Maintain accurate service logs, maintenance records, and equipment documentation.
  • Track tool and supply inventory and request replacements as needed.
  • Prepare maintenance activity reports and assist with budgeting and forecasting.

Safety, Compliance & Standards

  • Ensure compliance with local building codes, OSHA standards, and safety regulations.
  • Maintain safe work conditions and enforce proper use of personal protective equipment (PPE).
  • Stay current with changes in building and maintenance codes or regulations.
  • Recommend upgrades or improvements to enhance safety and efficiency.

Customer Interaction & Communication

  • Serve as a point of contact for residents or tenants regarding maintenance concerns.
  • Provide timely updates and professional communication about repair schedules and outcomes.
  • Escalate complex maintenance issues to the property manager or ownership as appropriate.

Requirements

  • High school diploma or equivalent; trade or technical certification preferred.
  • Prior experience in property, facility, or building maintenance.
  • Experience working with or supervising contractors and vendors.

Technical Skills & Knowledge

  • Strong knowledge of general building maintenance.
  • Excellent troubleshooting and problem-solving skills.

Soft Skills

  • Strong communication and interpersonal abilities.
  • Good organization and time management; capable of managing multiple priorities.
  • Attention to detail and customer service mindset.
  • Ability to work independently or as part of a team.

Other Requirements

  • Valid driver’s license and reliable transportation
  • Ability to work flexible hours, including evenings or weekends when needed.

Working Environment & Physical Conditions

  • Work is performed both indoors and outdoors, in residential and common area settings.
  • Exposure to varying weather conditions, noise, dust, fumes, chemicals, and other potential environmental hazards.
  • Frequent standing, walking, bending, stooping, kneeling, climbing ladders, and lifting objects up to 50 pounds.
  • Regular use of hand and power tools, ladders, and mechanical equipment.
  • May require working in confined spaces, rooftops, crawl spaces, or other elevated or restricted areas.
  • Must follow all safety procedures and use protective equipment as required.
  • Some after-hours, weekend, or on-call work may be necessary to handle emergency maintenance situations.
