The Property Lifecycle Marketing Manager is part of a new team focused on:
Property Lifecycle Execution, Process Optimization and improvements, and stakeholder support and enablement. This team has territory assignments and owns property-level marketing execution such as data updates, audits, implementation support for property transitions, and customer-facing improvements that ensure accuracy, consistency, and timeliness across all channels. This position plays a critical role in maintaining – and improving – Greystar’s marketing standards and directly support Marketing’s KPIs Net New Lease growth, reducing the cost per lease, and increase quality and client satisfaction.

High level activities include, but are not limited to, launching property specials and promotions, updating creative assets, conducting audits to ensure digital assets are current and aligned with brand and portfolio goals, updating digital listings, and tracking vendor changes. The Property Lifecycle Marketing Manager is a key contributor responsible for managing high-impact marketing needs that directly influence client satisfaction, property performance, and the overall success of the Marketing organization. This role, and team, will add additional scope and responsibilities as they influence process redesign through efficiency.

This role drives impact and success to Greystar, Clients, and Regional Marketers. The ideal person for this role is proactive, detail oriented, and enjoys process improvement to make us more efficient and streamlined.

Lifecycle Execution:

  • Execute and oversee property-level marketing updates across websites, listings, promotions, and digital advertising platforms Manage onboarding and offboarding marketing services for new acquisitions, transitions, and dispositions to ensure timely and accurate go-live and removal

  • Assist regional marketers with regular audits of property digital presence to ensure accuracy, compliance with brand standards, and alignment with portfolio goals by owning the MAC audit process

Process Optimization & Improvement

  • Own and continuously improve standard operating procedures (SOPs) related to property lifecycle marketing activities in partnership with, and with final governance approval and rollout from, Marketing Operations Property Support

  • Identify inefficiencies, recurring issues, or gaps in execution and recommend scalable process improvements to be evaluated and prioritized through a PLM framework to avoid local solutioning

  • Partner with leadership to help define success metrics (e.g., turnaround time, audit accuracy, satisfaction scores) and track performance against them

  • Champion standardization efforts across regions to ensure consistent execution while allowing for portfolio-specific needs

  • Champion and implement nationally-approved system and process improvements, rules, and upstream fixes

Stakeholder Support & Enablement

  • Serve as a subject-matter resource for property teams on lifecycle-related marketing processes

  • Act as a centralized intake point for lifecycle marketing requests, helping triage, prioritize, and route work efficiently

  • Collaborate with internal marketing, technology, and vendor partners to ensure updates are implemented accurately and on time

  • Significant collaboration within territory, across territories, and with the Marketing Operations support team.

Knowledge, Skills, and Abilities Required

  • Bachelor's degree or equivalent experience. 1–3 years of experience in property marketing, digital marketing, or marketing operations preferred.

  • Ability to manage time effectively to handle multiple projects simultaneously.

  • Exceptional attention to detail and organizational skills.

  • Strong written and verbal communication skills.

  • Ability to manage multiple priorities and meet deadlines in a fast-paced environment.

  • Comfortable with data entry, task tracking, and repetitive accuracy-driven work.

  • Deep experience and knowledge of Property Management platforms such as Yardi, RealPage, Entrata

  • Prefer candidate with experience and knowledge of CRM, Project Management, Ticketing tools platforms such as Salesforce, Wrike, Service Central.

  • Ability to maintain consistency across a portfolio using established processes and national standards.

Organizational Responsibilities

  • Follows established policies and procedures by monitoring and ensuring compliance with organizational standards, operational processes, and regulatory requirements.

  • Practices proper safety techniques in accordance with Company, property, and departmental policies and standards by immediately reporting any mechanical or equipment issues or injuries.

  • Identifies areas for improvement and offers suggestions to improve efficiency and productivity within the marketing function.

Working Conditions

  • Incumbents will work in a Greystar or home-office, or a hybrid model.

Physical Demands

  • Incumbents must be able to view computer screens, paper documents, reports, and other written materials for extended periods of time where visual strain may result.

  • Occasional travel within the US may be required to attend business meetings, training sessions, conferences, or other situations necessary to accomplish all or parts of the daily responsibilities of this position

The salary range for this position is $80,000 - $90,000.

Additional Compensation

Many factors go into determining employee pay within the posted range including business requirements, prior experience, current skills and geographical location.

  • Corporate Positions In addition to the base salary, this role may be eligible to participate in a quarterly or annual bonus program based on individual and company performance.

  • Onsite Property Positions In addition to the base salary, this role may be eligible to participate in weekly, monthly, and/or quarterly bonus programs.
