Job Description

NexCore Group is seeking a candidate to fill the position of Property Accountant within our Denver, CO office. The ideal candidate has a passion for real estate and a desire to learn and grow in a dynamic, fast-paced environment. In this position, you will be expected to wear multiple hats, to take on projects as they arise, and to collaborate with multiple disciplines. Your ability to "go with the flow" will be critical to your success. You will assist the Property Accounting department with processing, reviewing, analyzing and recording property activities into financial statements in accordance with Generally Accepted Accounting Principles.

We're looking for someone who will be team oriented and willing to work closely with the Asset/Property Managers assigned to their portfolio. Other responsibilities will include collaboration with the accounting team to maintain financial reporting and meet outside deadlines. Our most successful team members are organized self-starters who can multitask and prioritize in an ever-evolving environment, able to work individually and in teams, and communicate in a clear and timely fashion.

Key Responsibilities

  • Complete monthly financial reporting packages within established deadlines and as required by external investors.
  • Reconciles all bank accounts and associated balance sheet accounts on a monthly basis.
  • Prepares monthly property management fee calculations based on property management agreements.
  • Prepares tenant operating and real estate tax escalations, including annual true-ups and expense reconciliations (i.e. CAM reconciliations)
  • Audit and ensure accuracy of rent roll and lease abstracts
  • Maintain job cost reporting on capital expenditures and tenant improvement projects.
  • Manage, analyze, and audit tenant accounts to ensure all rental charges are billed in accordance with the lease and investigate and resolve all discrepancies.
  • Set up and maintain depreciation, amortization, personal property, and straight-line rent schedules.
  • Assist in the development of the annual business plan and operating budget for each property in conjunction with the respective asset and/or property manager.
  • Participate and coordinate the transfer of title from the development entity to the ownership entity.
  • Assist with acquisitions and dispositions of properties within assigned portfolio.
  • Frequent communication and interaction with property management or asset management team.
  • Calculates and files sales tax.
  • Responds to and resolves issues and requests of investors, asset, and/or property managers and lenders.
  • Follow standard policies and procedures to ensure internal and external reporting requirements are met.
  • Ad hoc and special projects as needed.

Skills, Knowledge, and Expertise

Education:

  • Bachelor's Degree in Accounting or Finance - Required

Experience:

  • 1+ years experience in commercial property accounting - Required
  • 1+ years experience in Timberline, MRI, Yardi - Preferred

Benefits

  • Compensation: $80,000 - $85,000 / year
