Job Description

The Commercial Property Accountant will be responsible for full-cycle accounting for an assigned portfolio of commercial properties, including office, retail, and/or industrial assets. This role will manage month-end close, CAM reconciliations, tenant billings, and financial reporting, while partnering closely with property management teams to ensure accurate and timely financial results.

Key Responsibilities

  • Manage full-cycle accounting for an assigned portfolio of commercial properties, including office, retail, and/or industrial assets
  • Prepare monthly and annual financial statements, including supporting schedules and variance analysis
  • Perform month-end and year-end close activities, including journal entries, accruals, and prepaids
  • Prepare and process CAM (common area maintenance) reconciliations, ensuring accurate billing of operating expenses and tenant recoveries
  • Manage tenant billing, including base rent, percentage rent, escalations, and recovery charges
  • Perform balance sheet reconciliations, fixed asset accounting, and depreciation schedules
  • Manage accounts payable and cash management functions for assigned properties
  • Reconcile mortgage and loan schedules, including debt service and covenant compliance tracking
  • Prepare budget-to-actual variance reports and assist with annual property budgets
  • Collaborate with property managers, asset managers, and leasing teams to ensure accurate financial reporting and lease administration
  • Support internal and external audit requests, preparing schedules and documentation as needed
  • Ensure compliance with lease agreements, GAAP, and company accounting policies
  • Assist with special projects, including property acquisitions, dispositions, and system implementations

Qualifications

  • Bachelor's degree in Accounting or Finance required
  • 2-4+ years of property accounting experience, preferably in commercial real estate
  • Experience with CAM reconciliations and tenant billing required
  • Proficiency in property management/accounting software (Yardi Voyager, MRI, or similar) strongly preferred
  • Strong knowledge of GAAP and real estate accounting principles
  • Advanced Microsoft Excel skills (pivot tables, VLOOKUP/XLOOKUP, SUMIFS)
  • Strong analytical, organizational, and communication skills
  • Ability to manage multiple properties and deadlines in a fast-paced environment

Preferred Attributes

  • Experience with lease administration and lease abstraction
  • Familiarity with debt covenant compliance and lender reporting
  • Experience supporting property acquisitions or dispositions
  • CPA or progress toward CPA a plus
