Job Description

Job Description - Project Manager (DFW - Hospitality)

Position Summary

We are seeking a Project Manager to lead hotel construction projects across the Dallas-Fort Worth metro area. You will own the budget, contracts, schedule and owner relationship from preconstruction handoff through opening on select-service, extended-stay and full-service hotels, both ground-up and renovation.

Hotel work moves on a fixed opening date, brand standards and a tightly coordinated finish, so this role suits a Project Manager who can manage the owner, the flag and the design team while keeping the field team on plan. The Project Manager reports to the Director of Construction.

Key Responsibilities

  • Take over each project from preconstruction, validate the estimate, scope and schedule, and set up the project budget and cost codes.
  • Buy out and manage subcontracts and purchase orders for framing, drywall, MEP, exterior envelope, finishes and site work, including bid leveling and clear scopes of work.
  • Control cost with monthly cost-to-complete forecasts, job cost reviews, pay applications, billing and lien waiver tracking.
  • Build and maintain the master schedule with the Superintendent, working back from the opening date and tracking long-lead items such as elevators, HVAC units, electrical gear, windows and storefront.
  • Manage owner, ownership group, management company and brand representative communication, including brand standards, design reviews and pre-opening inspections.
  • Coordinate FF&E and OS&E procurement, delivery and installation with the owner, designer and purchasing agent.
  • Manage RFIs, submittals, change orders and contract compliance, and document and negotiate changes.
  • Coordinate permits, plan review, city inspections and utility work with DFW area jurisdictions.
  • Support a strong safety culture and partner with the Superintendent on quality, room and corridor mockups, and risk.
  • Lead closeout and opening, including punch list, certificate of occupancy, as-builts, warranties, operation and maintenance manuals, final billing and retainage.
  • Mentor assistant project managers and project engineers.

Required Qualifications

  • 5+ years of Project Manager or Assistant Project Manager experience in commercial construction, including at least 3 years on hotel or other multifamily and hospitality projects.
  • Bachelor's degree in Construction Management, Engineering or a related field, or equivalent experience.
  • Proven delivery of ground-up and renovation hotel projects, with experience on multi-story wood-frame, light-gauge steel or concrete podium construction.
  • Familiarity with hotel brand standards and franchise approval processes, and with owner-driven opening schedules.
  • Strong knowledge of subcontract and contract administration, change orders, and Texas lien and prompt pay requirements.
  • Proficiency with Procore, Bluebeam and Excel, and experience with a job cost system such as Sage or Viewpoint.
  • Working knowledge of the Dallas-Fort Worth market, including local jurisdictions, utilities and the subcontractor base.
  • Excellent communication, negotiation and organizational skills, with the ability to manage owners and brand representatives.
  • Ability to pass a background check and drug screen.

Preferred Qualifications

  • Experience with product-improvement plan (PIP) renovations and occupied or phased hotel work.
  • Experience with FF&E and OS&E coordination on hotel openings.
  • Experience with multiple hotel flags and with select-service, extended-stay and full-service product types.
  • Estimating or preconstruction exposure.
  • PMP, CCM, OSHA 30 or similar certifications.
  • Existing relationships with DFW area hotel owners, developers, designers and trade partners.

Compensation, Benefits and Location

  • Base salary: To be provided by client
