Project Manager – Exterior Restoration

Superior Skilled Trades is seeking an experienced Project Manager with a strong background in exterior restoration, waterproofing, and concrete repair. This is a direct hire opportunity for a driven professional who can lead projects from initial turnover through final closeout while maintaining strong financial performance, schedule adherence, and client satisfaction.

This role is specifically tailored to professionals with hands-on experience in exterior restoration environments. Candidates whose experience is primarily in new construction or CM-at-risk settings without restoration exposure will not be considered the ideal fit.

Key Responsibilities

• Lead exterior restoration projects from pre-construction transition through project completion and closeout.

• Manage project budgets, forecasting, cost controls, and overall financial performance.

• Develop, maintain, and update detailed project schedules and execution plans.

• Oversee subcontractor scope alignment, contract administration, procurement, and change order management.

• Partner closely with Superintendents and field leadership to ensure seamless coordination between office planning and field execution.

• Act as the primary point of contact for clients throughout the lifecycle of assigned projects.

• Coordinate inspections, material testing, compliance documentation, and reporting requirements.

• Support manpower planning, sequencing, and staging strategies to maintain efficiency and productivity.

• Ensure full compliance with contract requirements, safety regulations, and company standards.

Qualifications

• Proven experience managing exterior restoration, waterproofing, and/or concrete repair projects.

• Strong understanding of high-rise logistics, access constraints, staging requirements, and phased sequencing.

• Demonstrated ability to manage multiple projects concurrently.

• Solid knowledge of budgeting, cost tracking, scheduling software, and contract administration.

• Strong communication skills with the ability to coordinate effectively between clients, subcontractors, and internal teams.

Work Environment

• Hybrid role combining office responsibilities with active jobsite presence.

• Regional travel required throughout Florida based on project assignments.'
