Job Purpose

• We are seeking a Construction Project Manager to oversee stacked townhome condominium developments across the Greater Toronto Area. The role includes projects valued at approximately C$40–50 million and may involve managing more than one project at a time.
• Our current pipeline includes 46 units in Whitby, 62 in Toronto, 66 in Ajax, and 35 in Caledon, with additional projects to follow. Ajax and Phase 2 of the Caledon development are targeting permit approval in late 2027 or early 2028.
• We are looking for someone who treats each project’s budget and quality with the care of a company owner. The successful candidate will be meticulous, take initiative, anticipate problems, and act before they affect cost, schedule, safety, or the finished product. They will manage competing priorities, remain effective under pressure, and communicate clearly with everyone involved.

Job Duties

• Develop and Manage the budget, schedule, and outline risks for projects, ensuring quality is overseen and managed, mitigating any issues that arise.
• Lead building permit approvals where required, and manage and coordinate consultants, submissions, comments, and follow-up with relevant municipalities and regional authorities to deliver permit approvals in a timely manner.
• Manage and Coordinate all consultants to keep designs and deliverables on track.
• Manage all aspects of tendering: prepare scopes of work and bid packages, evaluate submissions, identify scope gaps, negotiate with contractors, and complete contracts and purchase orders within delegated authority.
• Work closely with onsite construction teams to establish effective systems for scheduling, cost tracking, quality control, reporting, and document management.
• Identify risks and emerging problems early, recommend practical solutions, and follow through until they are resolved.
• Monitor project spending and forecasts, challenge unnecessary costs, and protect the quality of the finished product.
• Review, negotiate, and sign off on change orders within delegated approval limits, maintaining clear records for each decision.
• Keep complete and accurate project files, including approvals, contracts, correspondence, meeting minutes, schedules, cost reports, and change logs.
• Provide timely, clear updates to leadership, consultants, contractors, and site teams through emails, memos, Board Committee reports, amongst other forms of communication.
• Work with site leadership and contractors to maintain health and safety standards and address concerns promptly.
• Coordinate deficiencies, occupancy requirements, and project closeout.
• Work with the Real Estate Development team to provide construction related input to all phases of design and throughout the entitlements, permit and condo processes.

Summary of Skills & Qualifications

• Experience managing low-rise or multi-residential construction projects; stacked townhome or condominium experience is strongly preferred.
• Experience with Ontario approvals and permits, consultant coordination, tendering, contractor negotiation, and contract administration.
• Strong ability to manage budgets, schedules, construction documents, and change orders
• Exceptional attention to detail, organization, and follow-through.
• A proactive approach to solving problems and the ability to prioritize work across project stages or sites.
• Strong written and verbal communication skills, sound judgment, and composure under pressure.
• Ability to negotiate, problem solve and skills in conflict resolution.
• Relevant education in construction management, engineering, or architecture, or equivalent practical experience.
• Ability to travel among GTA project sites and attend meetings with consultants and approval authorities
