Position Overview

As our Project Manager, you lead owner-side capital improvements and renovation projects that strengthen our communities and support an exceptional resident experience. You will manage multiple unit renovation programs and capital projects from early scope and budgeting through construction, turnover, and closeout. Working closely with property operations, contractors, consultants, inspectors, and senior leadership, you will keep projects organized, communicate clearly, solve problems early, and deliver high-quality work with strong attention to budget, schedule, safety, and the realities of construction in occupied apartment communities.

What You’ll Do

• Own projects from start to finish. Manage multiple projects from initial scope and budgeting through construction, turnover, and closeout.
• Build clear project plans. Develop scopes of work, budgets, schedules, bid packages, procurement strategies, and logistics plans that set each project up for success.
• Lead unit renovation programs. Manage renovation sequencing, finish standards, quality control, cost-per-unit tracking, and coordination with property operations.
• Bring teams together. Coordinate contractors, consultants, vendors, property teams, inspectors, and internal stakeholders to keep work moving and responsibilities clear.
• Manage project financials. Review proposals, contracts, purchase orders, change orders, invoices, and pay applications while maintaining accurate budgets and forecasts.
• Keep project information current. Maintain schedules, records, cost details, and project documentation in Yardi Construction Manager.
• Stay close to the work. Conduct regular site visits to monitor progress, workmanship, safety, resident impact, and compliance with the approved scope.
• Solve problems early. Identify risks and issues, evaluate options, and give leadership a clear view of current status, recommended solutions, and decisions needed.
• Close projects thoughtfully. Coordinate permitting, inspections, punch lists, warranties, turnover documentation, and final closeout.
• Support occupied communities. Plan and communicate work in ways that minimize disruption and help property teams keep residents informed throughout the project.

• Projects move forward with clear scopes, realistic schedules, accurate budgets, and timely communication.
• Unit renovations are delivered consistently, with strong quality control and reliable cost-per-unit tracking.
• Property teams, contractors, consultants, and leadership understand project status, risks, next steps, and decisions needed.
• Issues are surfaced early, addressed thoughtfully, and documented through resolution.
• Projects close out completely, with inspections, punch work, warranties, records, and turnover requirements in place.

Requirements

What We’re Looking For

• At least five years of construction project management experience, including direct multifamily unit renovation experience.
• Experience managing construction in occupied apartment communities.
• Strong knowledge of budgeting, forecasting, scheduling, procurement, job costing, and change-order review.
• The ability to manage multiple projects and deadlines with limited supervision while staying organized, accountable, and responsive.
• Strong written and verbal communication skills, sound judgment, and the ability to translate project details into clear updates and recommendations.
• Proficiency with Excel, Outlook, Teams, Bluebeam, and construction management systems. Experience with Yardi Construction Manager is preferred.
• A bachelor’s degree in construction management, engineering, architecture, real estate, or a related field is preferred. Relevant experience may substitute for a degree.
• A valid driver’s license and reliable transportation for regular travel between properties.

Work Environment and Physical Requirements

This role is based primarily in our Arlington satellite office and includes regular travel to properties throughout Northern Virginia, with occasional travel to Annapolis. Work is performed in office settings, occupied apartment communities, and active construction areas. The role requires the ability to walk job sites, climb stairs and ladders when needed, stand for extended periods during inspections, and regularly lift or move materials, samples, and small equipment weighing up to 25 pounds and occasionally up to 50 pounds, with or without reasonable accommodation. Occasional early-morning, evening, or emergency availability may be required based on project needs.
