The Project Manageris responsible formanaging,supervisingand coordinating construction and capital improvement projects for various divisions. The ideal candidate provides exemplary customer service to internal customers and coordinates with contractors, consultants and other outside agencies to gather critical data, conduct negotiations, and administer contracts. Projects include renovations, additions, deferred maintenance programs, new construction, and other capital improvement projects

This person must be innovative, detail oriented, and construction-minded with strong project controls skills, such as cost estimating,preparingand tracking budgets and scheduling. The candidate must also have proven ability to move between diverse tasks with ease, and must thrive in a fast-paced, professional environment

Schedule:

This position has the flexibility tooperateon either our four-day workweek (Monday-Thursday) or five-day workweek, with remote and in-office work as needed

Compensation:

Target Hiring Salary: $81,822 - $106,369 USD Annual

Compensation will bedeterminedbased on education,experienceand skills

Essential Duties:

  • Experience in project management and construction administration for commercial/institutional or multi-family residential construction. Monitor construction projects for quality,budget,personnel,progressand schedule Ensure adherence and compliancetoplans and specifications. Participate in weekly meetings with the contractor and architect/engineer. Review submittals for materialselection, review change order requests, or requests for information and recommend actions

  • Excellent communication skills and proven ability to effectively manage and lead people, projects, budgets, and schedules, while communicating with clients, consultants,contractorsand county management

  • Manages project budget, reviews change order requests,determinesif pricing is acceptable and negotiates a resolution if it is not, and prepares change orders for executionRecommendsalternatives to budgetary or on-site constraints. Evaluate requests for information, and other documentspertaining toon-site issues Providerecommendationandresolutionfor each item to allow the project to move toward completion. Review and/or prepare plans and specificationsfor compliance with project goals, designintentand other contract documents. Prepare space plans or research and evaluate properties and vacant spaces to help meet end-user's needs. Prioritize projects and tasks, prepare project scope, write requests for proposals and requests for qualifications, review studies and reports, prepare design plans and specifications. Coordinate with consultants,contractorsand local agencies

  • Assistin drafting contract and administer the contract once executed. Ensure work and contract closeout adhere to the contract documents

  • Following theappropriate procurementprocedures and contracting methods, provide the Purchasing Division with all informationrequiredfor procurement. Provide information atPre-bidandPre-proposalmeetings. Review proposals and bids and make recommendations

  • Assistincoordinating background checks oncontractor'semployeesand subcontractors as required

  • Processpayapplications, and invoices. Ensure data is correct, and that work is acceptable prior to approving

  • Other duties and responsibilities as assigned

MinimumQualifications:

  • Bachelor’s degree in construction management, engineering,architectureor related field;

  • Plus, a minimum of three years of experience in project management and/or construction management or related experience;

  • OR any combination of education and experience

Preferred Knowledge,Skillsand Abilities:

  • Experience with AutoCAD, Excel, Bluebeam, Adobe PDF, and MS Project software

  • Exemplary communication, organization, interpersonal and leadership skills

  • Knowledge of project management policies and processes

  • Strong written and verbal communications,planningand organizational skills

  • Strong attention to detail and organizational skills 

  • Experience with Microsoft Office/Microsoft 365 

  • Experience with understanding,reviewingand managingproject schedules

  • Independent critical thinking and analysis   

  • Demonstrating initiative, innovation, and resiliency   

  • Strong client and consultant relationship management skills

  • Knowledge of Real Estate deeds, legal descriptions, acquisitions, dispositions,leasesand/or easements

  • A valid Colorado driver’s license is required for positions that drive on County Business in either a county or personal vehicle within 30-days of hire or beginning to serve as an intern or volunteer.
