Job Description

Project Manager
Location: Hampton Roads and Eastern Shore of Virginia
Industry: Luxury Custom Residential Construction
Salary Range: $100,000 – $110,000 + Company Vehicle + Health Insurance Stipend

Our client is a quality focused, selectively growing luxury residential builder specializing in architecturally driven custom homes, high-end renovations, and complex estate projects throughout the Hampton Roads and Eastern Shore of Virginia markets. The company targets 4-6 projects annually, focusing on multi-million-dollar custom homes, large scale renovations, and highly detailed residential construction where quality, communication, and precision are critical.

The company has built a strong reputation for transparency, craftsmanship, and delivering exceptional client experiences for homeowners.

They are seeking a highly experienced Project Manager or Senior Superintendent who can take full ownership of complex luxury residential projects from start to finish. This person will function as the true leader of the project—owning field execution, subcontractor coordination, scheduling, client communication, and overall project success.

This role is ideal for someone who may currently be operating as a high-level Superintendent, On-Site PM, Construction Manager, or Senior Project Manager and is looking for a long-term opportunity with a clear path into Director of Construction leadership.

Key Responsibilities

  • Take full ownership of high-end luxury residential construction projects from construction mobilization through final completion
  • Manage custom home projects with a high degree of autonomy while maintaining clear alignment with ownership
  • Oversee daily field operations, subcontractor coordination, project schedules, budgets, and quality control
  • Serve as the primary point of contact for homeowners and maintain exceptional client relationships throughout the project lifecycle
  • Coordinate with architects, interior designers, engineers, and subcontractors to ensure seamless project execution
  • Manage RFIs, change orders, scheduling, project documentation, and field problem-solving
  • Utilize Buildertrend for project management and scheduling, and Bluebeam for RFIs, submittals and drawing coordination
  • Ensure exceptional craftsmanship and uphold the highest standards of quality throughout construction
  • Operate independently and confidently without requiring constant oversight from ownership
  • Support company growth by helping improve structure, processes, and operational leadership

Required Qualifications

  • 5+ years of experience as a Project Manager, Senior Superintendent, Construction Manager, or On-Site PM within high-end custom residential construction
  • Proven experience managing multi-million-dollar custom homes and/or major luxury renovations
  • Strong understanding of architect-driven residential construction projects
  • Experience leading field operations, managing subcontractors, and driving projects from start to finish
  • Ability to manage schedules, budgets, quality control, and homeowner communication
  • Strong client-facing communication skills and professional presence
  • Experience working directly with homeowners, architects, and design professionals
  • Ability to independently run complex projects with minimal oversight
  • Strong leadership mindset with high accountability and ownership mentality
  • Proficiency with Buildertrend and Bluebeam, or demonstrated ability to adopt new project management and field documentation platforms quickly

Preferred Skills & Traits

  • Hampton Roads or Eastern Shore of Virginia construction experience strongly preferred; coastal and waterfront residential experience a plus
  • Experience with large-scale custom homes, estate renovations, or architecturally complex residential builds
  • Ability to thrive in a fast-paced environment
  • Growth mindset with long-term interest in leadership and operational management
  • Flexible, team-first attitude with willingness to step outside of strict job descriptions when needed
  • Strong field leadership with the confidence to make decisions and solve problems proactively
  • Self-starter mentality with high standards for craftsmanship, professionalism, and accountability
